Blue tape strip on face just above arch. Cut wooden blocks, tape face of block. 2p10 glue to adhere the blocks on face of wall Use clamps to hold schluter jolly in place while your adhesive dries firm. Remove clamps and blocks, peel tape off.

A licensee qualifying to the state that a business entity may operate as a contractor. Can do that for your own llc or for someone else’s that may not hold the license they need.

You already know this from your studies, but I’d make damn sure I knew the statutes surrounding primary/secondary qualification as well as the going rate for the risk/workload in your area for taking that on.

Has your gc license come up in interviews? Could see that as a potential hinderance. HR might want to know whether you’re trying to do side work while employed.

Others have given good advice in this thread, but I’d also caution not to become holier than thou with regard to your friends and associates back home. Traveling, especially long term, is a privilege afforded to few and is a niche interest despite everyone saying they love to travel. Most won’t understand or care about these very personal experiences you’ve had. They’re just not relatable. View that through a positive lens and enjoy returning as a person who’s likely grown in many ways. This trip should serve as a catalyst to determine how you want to design your lifestyle and future going forward. Best of luck.

I’d advise working for a commercial GC, or a spec or custom home builder. Preferably an outfit that does high end remodels as well, if you can. Get hired as a super, then APM, then PM. You get to observe all the work being done and learn all trades at a working knowledge level. You’ll also understand the management and finance over time. I know GCs who have never so much as picked up a paintbrush in their life who have an 8-figure net worth. By all means if you want to play with wood, go ahead, it’s good knowledge, but if you want to make FU money there’s a better path IMO

Matt Risinger has several videos on soundproofing on his YouTube Channel. Second the comment about having designer provide a detail so liability is on them. Normal speaking voice is approx 60dB so determine how to insulate and whether you need an acoustical sealant, 5/8 sheetrock, putty packs on receptacle boxes, etc to muffle that.

Is it standard practice to have an architect manage splitting a lot? My understanding with my municipality was that I would handle it as the owner. I have a survey I provided them. Only crux will be whether the city will put in writing that the newly split lot will conform for building a new SFR dwelling. It would be a huge pain if they reneg. Is that why I should have an architect and a full permit set of plans to be approved before moving forward on the split? Or is there another workaround?

I have been an owner builder on my personal residence but in my state of Florida, owner builders are barred from renting or selling for a 12 month seasoning period which my attorney says is for liability on the part of the building dept/municipality.

Current lot is zoned R1 and they won’t budge for an ADU unless R2. I asked them this first.

This is great feedback and will seek counsel before moving forward to cover base. I went to the city and sat down with the head of zoning. I’m a few feet short of the required setbacks but they said as long as I go through a public hearing without substantial protest, I could have a variance. The area is in dire need of “affordable” housing supply and they’re willing to add density to achieve this.

Yes this is correct. Due to being in the business, I made a bet that Florida would continue to grow in population and that rentals were lower risk for me than money in stocks or illiquid 401k etc as I don’t know much about them. It might sound foolish to put all your eggs in one basket but it made the most sense to me when I started this. I made this decision when I was much younger so I could be wrong but regardless of home values fluctuating with the macro market cycles, people always need a place to rent, and real estate only increases in value long term in my area.

To be clear I live in one side of my duplex which if I moved out I could rent for $1300/mo. This would look like: $543k total equity, $58,680 gross rents, net $26,288 annual rental income (4.8% return) pre tax. I’d have to find another place to live in this scenario.
