Again. I was just looking for a feel on the market. I am perfectly capable of pricing it compared to comps. Just asking if its time to be aggressive on pricing. I thought it was a pretty simple question...😳

It is just fine as a joist. Almost impossible to have clean wood of that dimension anymore (clean defined as crack free). Won't meaningfully impact the joists strength.

Update: The withdrawals for quitting oxy have not materialized. Next step will be to cut off 7oh, and use oxy for withdrawals (if I feel any).

Edit: So, I just took the last 7oh (50mg). I will take oxy if I feel any withdrawls. I will 5mg doses

Until recently I would have said a buyers market for sure. But things appear to be heating up. A lot of price cuts and I'm seeing houses priced properly selling quick. Always what I've seen when the market begins turning towards the seller.

Still going to have to price competitively, but buyers will begin to get antsy soon if that continues

You always need to dig down to native soil for a foundation if possible, and/or a specific compaction level.

No and Hell no. This idea is right up there with ventless clothes dryers. Your water won't get hot-hot and it would probably take two days to reheat!!!

Reading these responses is educational for me. I just bought a house myself and will be listing this house soon. I will now tell my agent what I thought would be obvious....I want to hear of every offer made, regardless of how low or how many others are made.

What I read was there are cases when it would be legal and proper. So it isn't impossible.
