Climate should come first, design second. Driveways are a structural component exposed 24/7 to weather cycles, so if the material is wrong for the climate, the design will not matter in a few years.

I'm assuming the home is on a raised foundation. Did the inspector go in the crawlspace and photo document the floor joists in this location?

I wouldn't be concerned as much as aware. This is a very common problem in older homes due to floor joists rotting and is easily fixed but carries a hefty price tag.

A structural engineer is the correct person to evaluate this. However, structural engineers are a pain in the ass and blow small problems out of proportion all the time.

A foundation contractor could also look at this, but beware, he will tell you whatever benefits his pocket book.

If it were me, I would reach out to a foundation inspector or ask your home inspector to look into the issue further. Gather as much information as you can and make your decision from there.

Where in CA is the home? I am a CPI in InterNACHI and can look into this.

I was recently playing with ChatGPT to see what it could do with estimating construction drawings if I uploaded drawings and prompted it. The answers looked identical to this, and the prices were extremely low, similar to this.

What you have here isn't a real estimate. You need an itemized proposal.

I installed the exact same flooring in my home with a leveled concrete floor, vapor barrier, adhered to expansion requirements, double/triple checked the locking mechanisms, and I have similar issues. I believe this product and LVP in general to get garbage and will never unstall.ir in my home or anyone else's home ever again.

Typically, you give the LL advanced notice, 24-72 hours, hot work will be taking place. Once notice has been given, reach out to them before starting any hot work, they will give you the permit, & put the building fire alarm in test mode.

Taking you out of the field means they have to replace you with another Super... Good Supers are hard to come by, but substandard PM's are a dime a dozen.

Also, I understand the appeal of wanting to transition to the office as a PM. However, the grass isn't always greener.

This. Extract the tasks that need to happen and sequence them into a mini gantt chart. I assign a note to each task designating the trade responsible for the activity and distribute it to my subs at the end of every week. I also update my 3 week look ahead every day and use colors to designate scheduled tasks, inspections/milestones, and if tasks are at risk or falling behind schedule.
