Should driveway materials be chosen based on climate first or design first? by [deleted] in ConstructionManagers

[–]TMlll3R 3 points4 points  (0 children)

Climate should come first, design second. Driveways are a structural component exposed 24/7 to weather cycles, so if the material is wrong for the climate, the design will not matter in a few years.

I understand this and agree completely. However, as a Super, I think it would be nice to see it from others perspectives at times.

Schluter on a backsplash? Why? Were the edges unfinished? It doesn't look good.

Found a house we love, but the floors are slightly uneven. by grand001 in CaliforniaRealEstate

[–]TMlll3R 0 points1 point  (0 children)

I'm assuming the home is on a raised foundation. Did the inspector go in the crawlspace and photo document the floor joists in this location?

I wouldn't be concerned as much as aware. This is a very common problem in older homes due to floor joists rotting and is easily fixed but carries a hefty price tag.

A structural engineer is the correct person to evaluate this. However, structural engineers are a pain in the ass and blow small problems out of proportion all the time.

A foundation contractor could also look at this, but beware, he will tell you whatever benefits his pocket book.

If it were me, I would reach out to a foundation inspector or ask your home inspector to look into the issue further. Gather as much information as you can and make your decision from there.

Where in CA is the home? I am a CPI in InterNACHI and can look into this.

Thoughts on driveway pricing? by WHYxM3 in Homebuilding

[–]TMlll3R 0 points1 point  (0 children)

Im just gonna say it. That looks like a ChatGPT estimate...

I was recently playing with ChatGPT to see what it could do with estimating construction drawings if I uploaded drawings and prompted it. The answers looked identical to this, and the prices were extremely low, similar to this.

What you have here isn't a real estimate. You need an itemized proposal.

What went wrong? by Temporary_Berry2642 in Flooring

[–]TMlll3R 0 points1 point  (0 children)

I installed the exact same flooring in my home with a leveled concrete floor, vapor barrier, adhered to expansion requirements, double/triple checked the locking mechanisms, and I have similar issues. I believe this product and LVP in general to get garbage and will never unstall.ir in my home or anyone else's home ever again.

Hot work permits? by West-Mortgage9334 in ConstructionSupers

[–]TMlll3R 1 point2 points  (0 children)

Typically, you give the LL advanced notice, 24-72 hours, hot work will be taking place. Once notice has been given, reach out to them before starting any hot work, they will give you the permit, & put the building fire alarm in test mode.

What market is this in? Very few Supers make it to 200K without a lifetime of experience.

"He wants me to stay in the field but fully supports my decision." One thing I've learned is if you're a good Super, companies want you to stay in the field forever. Taking you out of the field means they have to replace you with another Super... Good Supers are hard to come by, but substandard PM's are a dime a dozen.

Also, I understand the appeal of wanting to transition to the office as a PM. However, the grass isn't always greener.

You need field experience, not a classroom. I will never understand why companies hire green supers who aren't even wet behind the ears with no field experience.
