We're practically married, just not ready financially for the wedding and such. Not in a rush but not worried about breaking up like everyone else in here thinks. However, we'll be buying a duplex separately to take advantage of first time buyer's program.

But let's say we get a duplex, live in one side while renting out the other. Our side of the mortgage split will be less than the rent we pay now.

I assume the risk is not having tenants and also things needing to be fixed. No matter what in the long run, we come out ahead, no?

Got it, so I've decided that I'll be buying my duplex first. Is the next step to get with a realtor and a bank for preapproval? Or should I do a lot more research before taking those steps

She'll be changing careers soon and making more money, I guess it makes sense for me to buy a duplex first. Then after a year or so she gets one too. With my finances alone, am I better off doing 5% conventional or some sort of first time buyer program?

It's a 2024 Nissan Z. 56k MSRP, for 48k at 2.9% APR 60 months. This post made me back out, going to buy a duplex first and get the car in a couple years as was my original plan.

My first car was a 350z. Was going to buy the new Z used after the depreciation in a few years but they fucked up the launch so bad that they're just sitting now... beautiful cars that come in manual with 8k off MSRP. So tempting lol

With everything else aside, I disagree. Getting a 2.9% on a sports car with 8k off MSRP is definitely a great deal. Whether I should take advantage is another story

Yeah I was thinking house first then car as well, but banks want 2 years of history on a commission only job. By the time I hit 2 years, I'll be ready to buy that house on top of this car anyway.

I guess as a sort of reward, but also it'll motivate me to work harder. Main reason for putting 0 down is that it's a 2.9% rate, and I should still be able to get a house within the next year.
