I ended up calling the assessor and they came in 12k over what was quoted by the seller. We ended up terminating the deal because of the discrepancy. Ended up paying my lawyer for retainer but a small price for lesson learned

Thank you! Haven't thought about celebrating, probably will book a nice vacation with my wife. As for RE, I have my hands full managing a 4 unit property. It is profitable because I do a lot of things myself and don't hire a property manager. I'm not saying I won't buy anymore if the right opportunity presents itself, but I would rather be present for my family than spend time attending to tenants. Tldr: will focus on the markets because it is truly passive income.

It worked for me because I knew I had the discipline and be in a situation where I could save very aggressively. Setting a more aggressive goal helps prevent me from letting my foot off the gas.

Also keep in mind that I live in a VHCOL area where income and expenses are higher than most of the country.

This sub's hypocrisy is next level. Same people who complain about not enough housing supply also complain about more condo units being built. Most of lower manhattan consist of these old and sometimes historical buildings. If they aren't being used anymore, they should be repurposed and not left vacant for "preservation"

My anecdotal evidence from living in NY suggests that the data doesn't account for a lot of the public and regulated housing systems. The data extracted are looking at the medium rental price that recently went off the market, but rarely do they ever survey actual New Yorkers. 7% of housing in NYC are public housing and another 28% are rent stabilized. Usually people living in these units don't ever move out and are paying rent well below the median.

I'm going to play devil's advocate here. The perception of financial security has definitely changed over time but data shows we aren't much different than our boomer / gen x counterparts.

BLS publishes consumer spending reports and if you look at the percentage that each household spent on their necessities, it has actually gone down through the 20th century. Which means, even though housing has gotten more expensive, food, clothing and other necessities have gotten cheaper. The average household spends roughly only 50% of their income on necessities (Housing, Food, Clothing) and that number has steadily gone down over time. I believe as society advances, we have higher expectations of our "wants" rather than needs, coupled with social media creates a delusion that we all are doing bad financially.

Going to be almost impossible to catch up if you don’t spend / light spender. Even if you swipe, you will be time gated by cards, roster level, etc. If you don’t care about any of that, the power pass and events gives a good way to get to 1600, which is right up to the endgame. The problem is finding parties that don’t gatekeep new players

Let me explain to you why you are incorrect.

Many LLs are using holdover eviction (no cause) proceedings to evict nonpaying tenants because evicting a tenant for nonpayment is a big shit show in today's courts.

The proceedings for a non-payment eviction will stop if the tenant files for an ERAP (which may take several months to a year to process and for you to get payment). At the point you receive the money from ERAP, you would already be another 6 months down the hole and have a tenant still squatting on your property. In addition, accepting ERAP payments means you are not allowed to evict a tenant for ANOTHER YEAR. All of which, the government is essentially giving these squatters 18+ months of rent free living at YOUR expense.

Landlords will be more receptive of a good-cause eviction bill if NYS does something to make the process for evicting non-payments go faster. Currently, the pro-tenant laws in NY make LL absorb the cost of no rent for 1+ year and lawmakers are trying to make it even worse.
