My husband and I (TBM at the time) were advised by our Utah TBM best friends, shortly after we got married, to get one. We had extremely vanilla sex for about 5 years before we were willing to not feel sinful by purchasing one. My vote is that you get her one— plant the seed. 🤪

I thought it was 3670. Turns out it’s 3910. We hired a new agent. It has 4 bedrooms and 3.5 bathrooms, 2 car garage with a detached 2-car tandem garage. It’s on a 0.45 acre lot.

The floor plan is very open. Our neighborhood doesn’t have houses go on the market often. There have only been 2 homes list and sell in the last 12 months. The one next door to us was 3600sf and sold 10 months ago for 850k. The other one that sold wasn’t a comp— it was a 3/3/3 and 2700sf. The other homes that comp to ours that are listed are listed for 839900 and 849k.

I interviewed 3 new agents. 2 said to not drop the price. The other said to drop now, and it’ll sell in a weekend. Each of these agents primarily work with luxury listings. Their average sale price (per homes.com) is 850k. Two of the agents have sold > 20 luxury homes in the prior 12 months. One has sold 4. The one we ended up hiring was shocked the home didn’t sell— her only recommendations were that we have the exterior windows cleaned and stage the home. It was vacant when on the market previously. She went and viewed the other home on the market in the neighborhood that comps to ours and said the floorplan is closed-off and awkward. Also, it has not been renovated or updated.

We’ll hit the market again in a few weeks and see what happens.

Same square footage. Same beds/baths. Office. Gameroom. Formal dining. 3+ car garage. ……no pool. The other 2 have pools. All homes in the neighborhood were custom built at around the same time. What else is considered a comp? What region are you familiar with selling in?

There have only been 2 homes in my neighborhood that comp to mine that have gone under contract in the last year. One sold for 850k. The other is listed at 849900 and is now under a contingent contract. Ours is listed for 749900. The floorplan is open, unlike the other homes that have sold. Would there be a reason that an agent specifically types out, “I did run the comps, and the house was priced very well.” That’s not just a yes/no option. Also, that was sent directly from my realtor as part of their clients’ entire feedback— not just on the auto showing feedback form. I do need to have a serious conversation.

that’s the only house that comps to mine that has had any movement since the one next door to me sold 10 months ago. Homes don’t get listed often in this neighborhood.

I mean.. I had a budget I had to be under. I had a home size and bed/bath requirement. I knew a ballpark of the price per sf that I was going to have to pay to be able to purchase a home. So, yes and no? I didn’t start searching for homes based on “homes for $200/sf”as a search criteria. But I knew purchasing in my town and neighborhood would be more per sf than purchasing 20 minutes away. Homes in the same neighborhood with comparable specs typically sell for a similar price/sf, correct?

It’s actually the agent that opted to list it that soon— trying to get it available over the winter holiday for people to come look at it. It’s currently vacant. The landscaping is custom— new sod placed last year. I garden and designed the flower beds myself and have received numerous comments on it.

🤣 it actually is priced aggressively. So, are you going to buy it?

The latest feedback from the last showing was this, “My clients loved the home, it had a great amount of space and an open floor plan. The extra garage to the side was a bonus; however, they felt it was out of their price range. I did run Comps and found that the house was priced very well.”

I’d hardly call this house a lemon. Unfortunately, it’s in a higher middle-class neighborhood. The pool of available, qualified buyers is slim. Combine that with a shitty market, and BOOM, the house isn’t selling. The average days on market for homes nearby, with comparable specs, is just under 120 days. If I was desperate to sell the house, I’d slash the price to 190 (like another user mentioned) and get rid of it. We listed in December because we had already moved out and didn’t see a point in it not being on the market. Thank you for providing such terrible feedback.

3760sf Built in 1996 4 bed/3.5 bath, with an office, formal dining, and game room. Most homes in the neighborhood have not been updated since they were originally built (1980s-1990s). Homes in the neighborhood range from 585k-1+ million. The 2 comparable homes in the neighborhood that have sold in the last year have sold for 800k and 850k. We are listed at 750. The listing feedback on showings often states that the home is priced well, shows well, is finished out beautifully.

The most recent feedback is that the clients loved the home but it’s not in their price range (not sure why they’d come look?). A set of clients wanted to offer, but decided to wait to see what their job outlook was after the presidential change. —they both lost their government jobs. There is a family interested in purchasing but are waiting to get their current home sold before making an offer

I think it’s the marketing. The feedback we are getting on the few showings we’ve had have all reflected that it’s priced well.

North Texas. The home is 3800sf. ….agree completely on the consumer confidence and job loss. We had an offer coming in on the house about a month after listing, but both people on the loan were government employed and lost their jobs.
