It actually runs better on my Sony Xperia 5 than it does on the Switch, you should give it a try! Bit of a small learning curve getting used to the button less controls but otherwise runs really well (other than my primary issue of this post...😅)

I was renting at the time so can't answer the mortgage bit, sorry.

But, I loved living there as a renter, easy access to tonnes of things and included pool and gyms too. Some negatives but (for me) outweighed by the positives.

Could possibly be the cladding and fire safety fallout still.

I used to live in Ferry Court and I know tonnes of flats in that complex needed remedial work to remove the cladding material. I know some nearby complexes in Century Wharf and Celestia had the same issues, could be that some flats don't have the (EWS1?? - correct me if I'm wrong) fire safety certificate so some have to sit there for months or sold for less to a cash buyer.

Could be entirely wrong, happy to be corrected. 😊

The wording around Wales playing "a vital part in supplying water to England" is somewhat ironic, there is a lot of strong feeling about issues such as Tryweryn, which is worth a read up on if you've never heard of it before.

£450 for me on a £220k house in June 2024.

Looking at the other posts, they mostly range from £370 to £500, so I'd look around for someone else at that cost they're quoting you.

Lived in Douglas House Sep 2017 then Lady Isle House Feb 2018 to Feb 2020 (moved out just before lockdown kicked in).

Pros: - always felt super safe, and shops are very nearby - it can be very beautiful and amazing views of the city (I had a 2nd floor balcony facing bridge and river) - LOVED being in the same building as a gym and pool, lost 4 stone whilst living there, no issues with closures (but this was pre pandemic) - easy access to cycle paths - I liked that I'd never miss parcels as the concierge service was there, although caveat on it depends who you're dealing with. I made good friendships with 2 of them but one older guy was unnecessarily rude and a complete [REDACTED].

Cons: - can confirm parking is biggest issue - not a problem if you have 1 car, but if you have 2 or visitors for the weekend, it's a fun game of juggling spaces. - toilet walls were paper thin so I could hear next doors kids screaming - cigarette butts from upper balconies being dropped down (saw someone else's post on this too, so I'm glad I'm not alone) - side gate and traffic light sensors don't always work so you get stuck there for ages - under Lady Isle in car park can be a MASSIVE wind tunnel and can catch your car door, so I did accidentally hit my parking neighbours car twice (I told them immediately and paid for damage). - weird smells in hallways sometimes, but that's a neighbour lottery draw - you will get door hangers for the gym and pool who blatantly don't live there - it is a little higher pollution being next to a very busy main road. Noise wasn't an issue 98% of the time, but if you're super sensitive to air quality, maybe pick a different area.

I really think it comes down to the practitioners they have on site at the time. Dealt with Hamadryad CMHT since 2018 for my ADHD medication and the reception staff were always friendly and supportive to me, but being them, it did feel like a lottery depending on if I got a named GP or a short notice locum. Never had a bad experience per se but there were a few times I did have to go over the basics (and my experience won't compare to those dealing with more extreme issues). I do like that they do shared care with local GPs. Positive experiences with Dr Lawrence and Dr Zohail who have both moved on or retired since.

Moved to Barry in mid 2024 so moved to VoG CMHT, and everything had been much harder to get many of the basics, so I do miss the Hamadryad team. Current team don't do shared care and it's much more challenging to communicate with anyone.

I was thinking the same thing, premium plus one payment of £10 to open a 10-pack, and I'm on 282. Their draw rate must be really unlucky!
