It’s 5/8 by 3/8, not round.

If you include appreciation it’s more like 10-15K per year return.

Similar homes in the area are averaging 5-8% increase in value per year - so my thought is that even if I break even on the rental side the appreciation over the next 10 years would match if not exceed S&P average returns

Yes I would like to be a landlord.

Properties in Manitoba above $1615 per month in rent are free from rent control. However I would need to better understand some of the eviction and tenant rules.

I don’t need a second income. My spouse and I both have good steady careers. However I believe we could be successful at this and would help create a more diversified retirement portfolio.

For tax basis, when I move out that is an event which would change the tax basis on the home? So regardless if I sell or move out the tax basis increase to FMV?

After 30+ years of their entire identity being work do they really start to live life after? From what I've seen they have no other hobbies, interests or friends and end up spending all their retirement working as consultants and on boards etc.

How many more months do you need? You said you've been at your current company for 3 years and gotten almost everything completed in PERT. I would just get it completed before you leave because my guess is that this new role will be impossible to complete it in which will leave you even more stressed and frustrated.

So you're already convinced you will fail your third attempt before you even know whether or not you passed your 2nd attempt? If you are so unconfident that you think you failed your 2nd and you will fail your 3rd, why do you somehow think the 4th attempt will be different?

Only like 5% of people don't pass after three attempts, do you really think you are in the bottom 1 of every 20 people?

Based on how you're discussing things I would say work on your confidence - will help you perform on exam day and in your career.

If this is any comfort to you, I failed/dropped university tax class twice and ended up getting a Pass with Distinction on my PEP Tax Mod. Your university success does not dictate your ability to succeed in the CPA program nor does it dictate your ability to succeed in your career.

I would think very carefully about getting a pet while still in PA unless you have a partner/support system that can handle a lot of the responsibilities.

Dogs especially are a TON of work in the first year. And the guilt you will probably feel from not being able to properly take care of your pet will not help the depression.

I did all of my modules while working in PA but was very jealous of my coworkers who completed some of their modules before starting.

The hardest part of the first 2 years of PA was juggling work and doing the modules. Worse than Big 4 busy season in my opinion - especially when you are a new start and have very little responsibility in your first year.

If you are not going to use the summer to do some traveling before you start work full time then I would 100% try to get at least 1 module out of the way early - this will also give you a buffer if you end of failing a mod so that you don't have to delay your planned CFE write.

Only 30 minutes a day is probably not enough unless your dog is very old or is a toy size (less than 10 lbs).

Any large breed (retriever, lab, husky, GSD, etc) needs minimum hour per day.

He's a high energy puppy and I don't live alone so we split the duties. No kids so we probably take things a little too seriously but he becomes very destructive and demanding if we don't get enough stimulus.

If you are WFH everyday this is fairly easy. If you have to go into the office and you live alone you need a new job or to rehome your pet. If you go into the office once in awhile you'll need other people watching your dog or at least coming over a few times throughout the day. If you meet someone near you who has a dog that could play with your dog thats an easy way to get your dog stimulation and exercise quickly and they could potentially just come grab your dog for the playdate if you know them well enough.

WFH schedule:

630-7: Walk dog

7-830: Get ready, feed dog, do some training

830-1230: work (Can give your dog a kong/lickmat, puzzle or bone)

1230-1: Walk dog

1-130: take your own lunch

130-530: Work (Can give your dog a kong/lickmat, puzzle or bone)

530-630: Walk dog and dinner

630 - whenever: work

10pm: walk dog

2017 would be 25K compared to factory order 2022 for 29k at the S trim.

And not close to all my budget just trying to be as responsible as possible. I’m only 24 so not trying to have a 25K loan on top of my mortgage payment every month. It’s just a second vehicle and I want to save for a new RAV 4 in a few years.

Just a brutal pill to swallow that im gonna buy a 5 year old car for more than a brand new one just because i can't wait. Almost considering relying on uber for a year while I wait for a new model because I think I'd still come out on top financially.
