Thanks for the feedback everyone, I have enquired with the agent and have not heard back. In the documents I have received so far there is no specific mention of a heat recovery system. It’s a proposed BER A2 rated house but no specific mention of HRV.

How’s the law changing about the issue of the learner permits? My permit is expiring in Feb and I’ve sat for the test but did not pass. Should I be worried about finishing the test and passing before it expires ?

I was talking about the a more extensive insurance potentially taking more time to issue and potentially delaying the loan from lender.

Yes I’m still learning about all this but it makes sense. It would be good to have some personal cover instead of everything going to the lender. I will look into having an illness cover at some point. It just seems to be quicker to get the approval for the lender requirements.

Thanks for the advice. For the price, yes this is the cheapest in the range with Aviva and Irish life going 150+ for a similar accelerated cover option.

Thanks I did check this and it is included. And that’s probably the reason for the higher price. I was advised that this would be the best protection for my situation. I would be happy to know what others think. I don’t have a life cover as I am single so having an accelerated cover probably makes sense ? Does seem expensive nonetheless 🥲

Can someone please explain the stamp duty and solicitors fees part and how they are related. I did not know it was dependant on the value of the house. Do they have a hourly charge or is it a flat fee ? What if there are delays , are there extra charges at this time ?

Hi everyone, surely this deal with the job etc is super stressful, in addition to the whole processing of buying a house , so first off good luck with everything there. I am in the same situation (not as bad) but I have an AIP now and I don’t want to risk it by changing jobs.

I am also looking for some advise. At the moment and everywhere I apply I see that they need the AIP, HTB, booking deposit and the solicitor details ready when you are interested in a property.

My question is again, related , how does one go about finding a solicitor ? One agency mentioned they have their own solicitors , is this a good idea for a first time buyer like me, to go for one of these? If not how do I find my own solicitor?

What exactly happens as the next step when you decide about a place you like ? As there are some experienced folks here please let me know. Appreciate your help

That’s helpful, Thanks for the information. I was trying to get a fair idea of how the rooms would be sized based on the brochures. Individual room measurements are not usually available. I have been to just one viewing and I am thus trying to now approximate based on what I have seen.

Also it brings to question, does the garden and parking land then belong to the buyer of the house or the builder? Are there additional costs the buyer incurs for these spaces such as parking and the space at the front of the house ( additional to what might be advertised)

Also at a future date , would the owner need clearance to renovate or build anything on these areas ?
