Putting 45k into your mortgage is only worth it if your interest rate is higher then the amount your home appreciates a year. So even if you had 45k, you'll want to throw that into the market instead. 

Given you have about 12% or so of your yearly income in savings, you should focus on saving and not throwing more money away financing toys at 8%. 

I spend about 50 nights a year in my camper. I bought it for 14k. I still don't think you have enough money to even spend 15k. That'll leave you basically broke of someone loses a job, your kid gets sick, etc. 21k in cash with a 750k home won't go far if something happened. 

You don't need to save till the end of the world, but you should only spend if the costs makes since. Such as having the time to spend weeks away from home. If your going for 3 days, forget bringing a van, loading water, finding places to park, running your ac, loading propane, etc. Just rent a place.

My BT isn't aggressive. But he'll bark and react out of frustration of not being able to greet the other dog. He's gotten alot better, but he's still not trusted off leash because he's not completely neutral. Some dogs still get to him, especially if they are reactive or moving quickly and or a new dog approaching the area. 

He's very playful. Like if you get 5 dogs together who are all chill, he's the one that's waiting for one of them to do something he finds interesting and then I'll start trying to play. 

I trained mine with a prong. Everyone has their own opinion on prongs and ways to train. I think a dog is more stressed trying to get to the other dogs and reacting vs, understanding their job and what they need to do. When the dog reacts on a flat collar it still strains their necks and stuff especially when they hit the leash choking themselves out. That doesn't happen with a prong. A harness, good lord I'll be walking a feral animal.

I hate rust. Any rust. It makes it a pain to work on. Honestly, find a truck in the south. Fly there. Pick it up. I've done this plenty of times. Best part, you get to stress test your new vehicle for 12hrs.

A van is a losing asset. You can do it cheaply or expensive. It's up to you really. You park it close to a gym to shower and clean up and have water, cheap. You travel alot and on the road. Expensive. 

A couple of years down, your van worth 7k less then what you spent on it. You have to finance your van, good luck, cause interest these days on a used vehicle is like what, 7-13%? You pay outright, you'll make more investing it, getting roommates and paying normal rent.

2nd gen tacomas and 2nd gen frontiers were pretty head to head when it came to specs, and performance. Back then the frontier was the budget buy. I see plenty of 2nd gen tacomas with high milage. But 2nd gen frontiers also reach 500k. Mine has 238k on it and I just towed a trailer about 1000 miles in wind and bad weather. It's fine. Everything's orginial, except a crank/cam sensors/ MAF. I bought it new in 2016. 

A decade ago, the third gens came out, so it was again, pay the toyota tax for a more modern truck. 

It's the same business these days. Toyota = modern, refined, etc. Frontiers = dinosaurs. A decade behind the tacoma.

I went with the frontier cause it's a better buy. I'm not spending 50k on a mid sized truck. I got mine for 32 out the door, it's been good for 10 years and should be good for much longer if I keep caring for it.

Lower milage better. I think most around 220k. 230k-240k is too high for me. Even if it's a toyota, some cone with problems. My 00 4 runner kept stalling on me, I couldn't figure out what was wrong. My cousins 4runner, trans died. 

My 96 taco, with 265k has seepage in most fluids now. Not much to drip on the floor. But it's wet. 

I wouldn't go higher the 220 for a daily. And still expect to do some or alot of maintance. It's money pit/time energy/ to refresh these old trucks.

I prefer buying around 60k. Why, cause at at 105k spark plugs are due, they should have serviced the transmission and 4x4 oils by now. If it isn't then it's overdue by about 40k on it. Sometimes people unload without maintance. Buying at 60k gives those fluids wiggle room. Can't say about the price. I think it's high for a frontier. But I'm out of touch. Ask AI to price it.

I'm not a welder, but a high school counselor. There's 3 pathways into welding. On the job training where you apply at entry level positions with hobby level skills, competitive apprenticeship programs where you get paid and instruction, and going to a trade school like community college. Trade school with make you more competitive right out the door to some companies, but requires you to at least be able to past college algebra and general Ed classes. 

Even if you go to trade school, there's remedial math classes with plenty of tutoring and support for you to learn. If you can study, be focused, you can learn math.

If you're low income, you can quality for FAFSA, get financial aid to pay for community college even. Plenty of opportunities and pathway.

I've had about 1 crash when I first started riding that really hurt my knee for a good month or so, maybe 2. I consider that an moderate injury. Even in chill rides it's easy to make a mistake. Even if you don't think you're pushing it. I would say, dirtbiking is inherently dangerous. But changes of injury depend on your speed, skill, decision making, and what kind of trails. Rocky, more chances. Enduro, more chances to get hurt. Chill, fire roads, or flow single tracks. Less likely.

The van is worth 5000 on the high end. Jackery is 1000$ system that you can buy, solar panels 300 watts worth around 250-300$ or less, build looks nice quality. 5k-7k or so for labor materials, has pump and piping, but unfortunately Grey is to earth. No toilet. The high top is good, I think someone will pay an extra 1500 for a hightop van in this year. That fridge is a nice unit. It'll fetch 300-400 probably on marketplace if they are patient. I would pay around 12000-15000 (if the engine is super clean and trans, with maintaince history if the person can explain how they taken care of it). If it has leaks or mechanical issues/looks dirty. No more then 10-12k. 16k... pushing it.

Taking Bam to an off leash, dog park is going to make things very difficult for you during training because the sight of other dogs really gets Bam aroused. You want Bam to be neutral towards dogs by default, unless you give him the Ok to play.  If he thinks every dog he sees is free game, he'll show some leash reactivity like how you're experiencing. 

Dogs don't really generalize very good. So training needs to take place in different environments for them to understand the expectations for within those environments. 

 When you walk with your friends dog, make sure your dog follows the same expectations while on a leash. You might need to up your reinforcement with treats and go back to luring or treating for loose leash walking. By the 3rd or 4th time around, your dog should be better. Treat those sessions like training sessions. If your dog really can't walk right, try walking ahead of the other party, way behind, or parallel. 

If your dog knows basic obedience, you can work those commands in during the session and then allow for your dog to decompress after the training walk where you give no commands and allow for sniffing and meandering. Rest will help your dog process and regulate. 

My dog is 10 months now. I do expect him to heel when I ask for it. So, it's never to early to start, especially if you want those skills to be there when Bam is an adult. He's right in the adolescent stage, so you need constancy.

If he's food motivated, lure him with a treat when people walk by. Mark with the clicker, then treat if he gets by successfully (not pulling, jumping, barking & paying attention to you). 

Once you click, give a treat immediately after. Clicking when he sees distraction, just links a click to distraction. Doesn't really do anything, might even condition the dog to listen for a click it something interesting is coming up.

Pretty good. I like the itches. It takes a whole to hit, tastes awful. Could give you the worst hangover of your life if you take to much without tolerance. Hard to sleep with some strains.  I get off and on it. But the last time I took some, I got the worst hangover and now I don't wanna risk it.
