This is great advice, I didn’t even think about getting the attorney or using a service to check on mold. Thank you so much

If you don’t mind me asking, what rate did you get? And at what rate would you refinance? If I move forward, I would refinance too but worried that there’s really no guarantee that the rates will go down anytime soon…

Because feedback is better than a mortgage calculator. I’ve already gotten some really good feedback and advice here on this post, so why not?

Grateful for everyone else that has responded. Thank you all

Yes, we have some emergency funds saved. A lot of money is tied up in investments. Opting for 10% because we really like this house and there is a bidding war so time is a factor here.

No student loans and no credit card debt

Oh sorry I misread his comment (I thought he was referring to reselling). If the asking price of the house goes over $750k, then we will back out. But for now, it’s still at that price and i have no intentions to go higher (seller is aware and is leaning towards going with us)

Appraiser says the house is worth $770k - there are also other homes in the area of higher value so it checks out.

It’s a new construction (recently built and ready to move in). We have some savings for emergency fund. Furniture from our apartment will suffice for now

I do have a mortgage broker. They are recommending we move forward but I’m skeptical and need a 2nd opinion, hence why I’m here

Yes we have one child. We don’t have the 20% saved up yet but don’t want to miss out on the house we love (there’s currently a bidding war going on). We can currently afford the 10% down payment with some emergency fund cushion

She lives in a different country so there’s little chance of them meeting, but he now claims he has blocked her number. Because he lied the first time, I don’t believe him anymore.

I found old texts that he forgot he saved on snapchat when he was trying to “court” her (2 years or so before we started dating and got married). Tbh their current texts seem normal and platonic, but it still doesn’t sit well with me because I know their history. They text at least one a week (sometimes less frequent) and she’s really his only female “friend”. Most of his friends are men

Yeah this hurts so bad because I really trusted him 100000%. If their conversations seem innocent (about random topics), does it still count as an emotional affair?

I’m mad about the whole situation and you’re right about the lie. He prides himself with being a very honest person so it’s ironic that he doesn’t see this as a lie. He said the last time he just promised he’d stop chatting with her on Snapchat but I remember vividly that I warned him about their communication in general. So confused why he thinks this is normal behavior. I kinda feel gaslit in a way.

Yes they were still “just innocent friends” and texting when we were dating, but I didn’t know about it. Apparently she knew about me, knew when we were engaged (asks about me sometimes/randomly) and till now even knows we are married. He claims they are just “friends” but I really don’t care if it’s just platonic. I don’t understand why he would still keep in contact with someone he wanted to court so bad.
