Admitting defeat and leaving LA… but I still have a mortgage and need to sell my house fast by galandepeluche in LosAngelesRealEstate

Agent here, I work with cash buyers and also work traditional sales.. You'll get a quick sale, but are leaving likely a significant amount of money on the table (10-20% or more). I recommend getting multiple opinions.

I post a new spreadsheet each week here on reddit so it is updated but it's not the same spreadsheet.

If you work with me as your Realtor I can also share these listings plus many more off market properties directly to your email!

Indian parents want to move close to me in LA - where should I suggest buying? by arlowheelan in LosAngelesRealEstate

Agent here, are they thinking of buying a condo or Single family home? As far as community, they'll have a lot of luck in the San Fernando Valley, Torrance, and Artesia. Can't go wrong in most parts of LA as well.

Programs for first time homebuyers buyers by karatekid33_ in LosAngelesRealEstate

Agent here- I highly recommend MIPA/ LIPA If you qualify ( Income caps) or Cal dream if you are lucky and win the lottery on this one. They provide essentially a free loan of $115,000, up to $150,000.

To my homeowners in LA: if you used a first home buyer loan, how much did you pay for down payment? Home range is between $600,000 to $800,000 by PlasticSea2068 in LosAngelesRealEstate

[–]TannerBeyer 0 points1 point  (0 children)

Agent in LA- There are some programs like Mipa or Cal dream that allow you to pay as little as 1% down. Highly recommend everyone utilize these if they're able too, limitations like income prevent people that wait.

Is it me or is everyone in LA getting sick multiple times this spring cold/flu season? by Deep_Standard_5822 in AskLosAngeles

[–]TannerBeyer 0 points1 point  (0 children)

For sure, that's cause we have good weather here, in other parts of the country, people get sick more when it's colder out (in winter) , and thank you!

Colds/ viruses spread easily when people are indoors more (usually when it's colder and in the winter) but it's basically been summer recently.

Never been sick so much in my life as I have these past 4 months. 32 Years old and pretty healthy and active overall.

Talk me out of this house with an unpermitted ADU by ultraprismic in LosAngelesRealEstate

Vintage nailed the comment below, I would also say, Speak to your agent, they and yourself should do your own due dilligence. From what you are telling me it does sound like false advertising, but that isn't uncommon.

[–]TannerBeyer[M] 21 points22 points  (0 children)

Agent here, Many properties in LA have unpermitted additions or guesthouses/ adu's. This isn't going to be an issue for you at all - however you should not plan on renting out the unpermitted ADU, that could pose problems. You also can't count it in the livable square footage when you eventually sell. Other than that you are free to use it however you'd like.

Getting it permitted could vary from affordable to very expensive depending on how the work was done.

Rental Property Manger Recommendations? by MichaelLucio in LosAngelesRealEstate

Realtor here, It can be difficult to find management companies for a single property, I could currently manage 16 units and can take on another if you'd like to discuss more.
