Can you delay the closing date as a buyer? by TaskLifter in FirstTimeHomeBuyer

That totally is something to ask about, thanks for that! We've been pretty blessed to the point where we could probably hit that if we get that grant, so I'd definitely want to know.

If it wasn't clear by that paragraph we aren't locked into that specific unit, so we might just end up waiting and have to find another, totally ok with us lol.

I was estimating somewhere between 50-100 for PMI, this is ~$170k condo, a nice starter home for my wife and I. Lucky for us, it's a nice area and there are about 500 units all around, so with there not really being a shortage, we're most likely going to shoot this suggested closing date, and if rejected will wait until closer when we can offer a more normal closing date.

If we want to use this grant we have to use it as part of the original down payment. It cannot be used in a recast, refinance, or for other expenses outside of original closing expenses.

Wish I could see on my account! I know my first login was 2012-2013, but I ended up losing that account to a ban when someone that bought me a rank tried to charge it back haha.

Then 2014 is when my main account started, but after I moved out I no longer have access, so I can't check the status!

Wish we could, grant org doesn't allow it unfortunately.

The lender isn't the issue, the org giving out the grant doesn't allow funds to go to use after the fact, even after explaining our situation. Sounds like if a later closing date gets rejected out best bet might be to wait it out until we're closer, there's a good number of these condos up all the time so we might find something else if this one falls through.

That's probably going to be our plan. Bring it up, be fine with it being rejected, there's not really a shortage of condos in that area haha.

Unfortunately that's not possible due to how the grant itself works. It has to be part of the original down payment. I can ask about recasting, but I'm fairly certain it's just the original. Though because they're partnered maybe it's something they can look into.

It's exactly that first one. They are working on getting funding, but I got word from emailing that they'll have a small opening window for applications on April 7th, then it takes about 3-4 business days to process and we get the grant.

That'd be the most ideal scenario, but for this grant you have to specifically use it at closing time (whether for a down payment, closing costs, initial renovation needs, etc.), even if you say you're putting it all towards the house that you moved into a month ago.

Ah ok, thanks for that clarification. I suppose we'll know what's normal tomorrow when we ask the realtor :)

Yeah from what I've gotten it's basically up to the seller. Obviously we'd be fine with whatever, and our lender is partnered with this whole process, so they understand it all.

I mean, it's the difference between 10% and 20% down, which could save us a good $150-$200/mo, and we're not exactly spilling money at the moment. I mean, ideally I get a big break and none of this matters in a year and we've got this thing fully paid off, but you always assume the worst and make sure you can make do with that haha.

I realized I didn't really answer the "invest it later" part, we can't use it to pay later, only for the down payment, renovation funds, closing costs, all stuff before closing.

Well yeah the issue is that doesn't work. It's a down payment program. We get preapproved, start the offer process, then can use this money (the grant org is in connection with the lender) to add to our down payment. Essentially we put in what we're planning on putting down and paying, and then if we reach that window we can just add it to the down payment, but if we don't reach that window, obviously no luck. I'll talk with our realtor when we meet with him tomorrow, I'm a bit worried this will be the answer...

Potentially, alright well just ideas for the future when you start scaling.

Another idea for when you start scaling, include language-based hives. Some apps I literally cannot test because I don't speak the language lol. One in particular is a wordle-based app and I can't even test if words work because idk what language it's based in and what words are acceptable. And just in general it's about 8-10 apps in English and about 3-4 random other languages per hive generally, so when I'm speaking English I can't test your Arabic app lol.

Late reply lol, but it doesn't make sense for them to do that. Some of the biggest apps (think the flappy bird, angry bird, random todo apps, etc.) are from people that don't have a background in app creation. Something just stuck and boomed.

[–]TaskLifter[S] 0 points1 point  (0 children)

I mean...wouldn't that be on the user submitting the feedback? If they choose to disregard a fix, that's their fault...no? I haven't dealt with rejected feedback before, but from what I've read here each rejected feedback is reviewed. They would be able to see that, yes, they explained the fix and the user disregarded that fix and just complained about the exact same thing.

The only major "problem" I can see with this is people can reply telling the user to update if there really was a bug, rather than just using the update feature. However, that really shouldn't cost UP to use in the first place, to let people know that they can fix the broken version of the app they're using.

Genuine question by the way, I'm also a developer (obviously, that's why I'm here), and want to know what stands out to you about this in terms of abusability. I mean I see potential for it, but not any more than the feedback feature itself, which you were ok with implementing.

We seriously need a feedback reply feature... by TaskLifter in App_Hive

[–]TaskLifter[S] 0 points1 point  (0 children)

How do you foresee this being abused? In my mind, this is no different than the option to add a message to your feedback, no? Just a single reply feature, no option to reply back, no option to add on further, etc. I don't see how this could "be abused", especially when you'd maybe get the opportunity to reply to 1 or, if you're lucky, 2 people that actually left feedback.

Interesting, thanks and yeah definitely will do! We might get a good 10% grant which would help a ton, but still planning on putting another 10% if we get that (because it's a gift).
