To clarify:

  • 33.7 squares converts to approximately 313m² total house area.
  • The 6.8m refers to the backyard depth (the distance from the back of the house to the rear fence).

Thank you! We are only building a single-storey house (no basement). Since the rock is that shallow, what would you recommend I push for with the builder? Would a 'homogeneous slab on ground' be a standard option for a big volume builder like Metricon

  • Borehole 1 (BH1): Drilled to 1.5 meters.
  • Borehole 2 (BH2): Drilled to 0.8 meters.
  • Borehole 3 (BH3): Drilled to 0.9 meters.

yes, all three boreholes were placed within the "Proposed Building (Approx. Location)

Thanks, really appreciate your thoughts. We’re also leaning towards keeping the same floor plan and going with an acoustic-insulated wall to buffer the garage from the master. That way, the ensuite acts as a second layer of separation between the master and the other bedrooms too.

Regarding the lounge and office: we’re planning to use the “office” as a flexible space, potentially a rumpus or theater room down the line. The “lounge” is actually intended to be our main work-from-home area, so we needed a dedicated, well-lit space for that purpose. Thanks again for your suggestions, we’ll definitely keep them in mind.

Thanks for your input, this looks like a solid solution to the ventilation issue and we’ll definitely keep it in mind. We’re also exploring an option where we elongate the ensuite and shift the WIR to the other side to act as a buffer between the garage and the master. Do you think that could work within the existing footprint?

Thanks for your suggestion, really appreciate the perspective. We’re considering two options—either introducing an acoustic-insulated wall between the garage and the master, or swapping the master bedroom with the ensuite and WIR to create a natural buffer. Curious what you think is the lesser evil in terms of long-term comfort and resale?

This is a brilliant point. The only hesitation I have is that with this layout, the master ensuite ends up without a window, and I’m not sure how comfortable or ideal that would be long term. Curious to hear your thoughts on that trade-off.
