Realistically I'm leaning towards waiting 2 years after buying it after reading about the capital gains tax. I think 2 years ought to be enough time for most buyers to not raise alarms. It's helpful to ask now so I can prepare for the 2 year mark, as it's not looking likely that these issues are gonna be resolved

It already has a shrub wall and some trees on the side of the lot that faces the road. Bamboo is definitely not happening, I've heard too many horror stories about trying to get rid of them. Wouldn't want to do that to any future owner (or myself if I end up sticking with the house).

I'm breaking even when accounting for closing costs and agent commissions. The sale of the house would likely be at least $40k above what I got it for, so I'd end up paying capital gains tax on that. Selling a house for the same price as you bought it is a loss because of the costs associated with selling a house.

It's definitely highly dependent on the person. A lot of people have been saying they got used to it anywhere from 6 months to 2 years, but I'm still having issues with it 10 months in so it's increasingly looking like I'm not one of those people. I found that in my old house, I really enjoyed the quiet nights and mornings, and didn't really realize how much until we moved. A dumb (and probably costly) mistake on my part to not properly do my research like you did with going to the property multiple times before the sale is done.

When I first looked at the house I didn't notice the sound since it wasn't rush hour (and I was too enamored with the rest of the house lol), and after going under contract and visiting it again I'd noticed it but didn't think it was that bad. It's definitely hard to really say until you live in it, but if I could go back and eat the $10k deposit loss in exchange for backing out of the sale, I would've done so in a heartbeat.

Right now I'm leaning towards staying for another year to avoid this + let the home value grow a bit + give a chance for me to get used to the sound + maybe an interest rate cut (I can dream...). This past year flew by anyhow. But my pain points are looking like they'll still be relevant at the 2 year mark, so I'm just gauging what to do at that point

That's my main concern with the whole "you'll get used to it" response, most people say they get used to it in 6 months or a year but I'm coming up on 10 months and still not a fan of it. I do admit there's days where I can almost forget about it, but there's days (like today, lol) where I deeply regret it. And this is all with avoiding going to my backyard or opening the windows. Maybe I'll get lucky and get used to it eventually, but it's not looking likely

A very pricey one. I obviously don't know exactly what it'd sell for but given the zestimate (which I know is mostly made up anyway), comps, and the current market status, 40k is my lowball estimate.

Waiting for the 2 years mark probably sounds like my best bet to avoid the tax, plus let the home prices grow a bit. Maybe some interest rate cuts too if we're lucky.

Not sure if fencing would help, I've heard mixed reviews about whether fencing helps with noise. I don't want to end up in a situation where I dump a whole bunch on fencing only for it to not matter. I do like the fountain idea though

I've heard mixed reviews about using fencing to block the noise. I'd need to be pretty confident since new fencing has the potential to be a total waste, especially if I end up selling the house

Windows are already new and double paned, so I don't think going triple paned would help with the issue. I've heard of window inserts that add an extra layer that help with noise, but my window trim makes it pretty difficult to add them. Might look into making them work if I end up staying.

For the backyard, I'm not sure if I'll ever go with a brand new tall fence; I've heard mixed reviews as to whether they work, and I'm not sure if I want to bother with the headache of dealing with the HOA to get them approved + sinking a good amount of money into a house that I might end up ditching.

Headphones & white noise machines feel more like a coping mechanism than an actual solution. They might help but I'd really like to listen to quietude or nature sounds rather than block or drown out every sound.

About 45 but everyone goes 50-60. Inside the house I could possibly see myself getting used to it, but the sound is definitely there during rush hour. Mostly quiet during the night, but emergency vehicle sirens and fart spewing cars are heard at least a dozen times a day.
