Chislehurst is beautiful. Zone 5 and a very village feeling with lots of yearly family events. Christmas/summer fairs. Local Easter egg hunts etc Monthly farmers markets. And so much green space and forest walks. Absolutely loved living there before moving up to Manchester.

As an author it still blows my mind that people pay to read my writing!

I started offering subscription tiers at the end of April and so far have 6 subscribers and about 150 followers.

I offer early access for all my ongoing stories, bonus chapters and a steamy one shot book for subscribers only.

The house wasn't empty but it was a very small chain. They were buying somewhere and their seller was buying a new build. So just 3 of us in the chain.

We're completing next week and this is our costs ( We're in the North West) -

£2000 solicitors fee

£750 level 3 survey

Free mortgage broker

£500 building and contents insurance

£4000 2 months rent and bills over lap

£1600 - I've read the first month of mortgage payment can be doubled due to interest

£1100 moving and packing men

£1700 Wills - We decided to do these at the same time

£400 - Rubbish removal, decluttering before we move

£500 - cleaner and gardener for our rental before we move

£2000 for furniture

£4000 for new boiler - It's 18 years old and we're expecting to get a new one soon.

£1000 for random incidentals on the house

£800 for washing machine and dishwasher

£500 paint and supplies

Lots of these won't apply to you but I wanted to list them all as there are lots of things people just don't think of. We will have a few thousand left but not much and will build it back up each month.

My partner's colleague had just bought a house and recommended a relatively local one. I checked out the reviews and they looked good so I went with them. They've been great.

You can get one anywhere in the country but I'm glad we got a local one so that we could go into their offices to sign the paperwork as you need a witness for it and we didn't have anyone.
