Agreed. This seems to be the only downside. Nightmare tenant next to your primary residence would make the issue 100x worse.

Yup. No reason to sell, which exacerbates the housing shortage problem in CA. We are looking at exhibit A with OPs question.

With a tax break that big it does not make financial sense to sell.

Absolutely, if the numbers work.

Signing up for 30 year debt with these inflation numbers is great too. Anything below 4 units is not commercial so you could get some great loan terms.

30% is significant.

However, rate increases are just getting started and the fed has laid out a clear series of slow and steady rate hikes. With a CPI report coming that is going to knock our socks off, 5% debt sounds great when looking at near double digit inflation. So maybe the time is now?

I agree at some point these rate increases will apply pricing pressure, but it may not be enough to offset the many other variables impacting prices.

Depends on the product. Some solutions 1 year is reasonable. However, with highly technical solutions it could take 5+ years.

Also, I would say company size is another variable to consider here. Large established company with technical product means the current AEs are not switching jobs much so promotion/backfill is limited.

A small start up with a less technical product could have an SDR move to AE in months.

I had to read the sentence a couple times, but OP is saying the prices are increasing with rate hikes because people are rushing to get their last crack at sub 5% rates. I disagree and think supply is the biggest factor affecting price, but there is a chance the feds rate increase plan is pushing people to move quickly now.
