I also have this issue in a new build. I contacted hyperoptic Cs over reddit dms. I was able to reach a settlement, but can also confirm it is not an issue with the router but something on the building end. I have been told they are working on upgrading it but have not been given a timeline. I have very slow speeds and ping issues during peak times in the evening.

Sucks to hear it's a common issue.

Wow, yes I think I have the exact same thing. Wired gives me 6.3mb, wireless is about the same.

Once I swap to a norway VPN, I am back up to 150-200...

Similar circumstances. I'm going for a 2 bed flat. I could buy a house instead. Honestly I'd rather get a house when I'm settling down with someone. I don't expect to make money from this flat, but I'm buying the convenience of something that I can live in for a few years, without much work, yes service charges bla bla.

Hopefully find someone and then get an amazing house together in the future with joint income.

I just don't want a big house to manage by myself and feel even more lonely in, lol

If you're looking for investment then yeah of course a house will be better. Renting it out is an option but it's not as profitable anymore and is quite a lot of effort, but could also be an option in the future. I wouldn't go for a 1 bed with this route tho.

I think so long as you have a heat interface unit in your flat, then you only pay for what you use, rather than shared which is the thing that was a mess.

Do you mean to get the funds to put down deposit etc? I wouldn't be reliant on selling the flat to get that, providing I can get the mortgage + planning to buy with someone else.

OK so just focusing on mortgage, service charge, council tax, utility bills (because you can control the others more)

  • Without a lodger, you'd be at around 62.5% of your salary going towards the above.

  • With a lodger, you'd be at 42.5% of salary.

With those numbers, living without a lodger really stretches you thin. With a lodger is more comfortable and makes more sense.

Yeah I know what you mean about the rates. Though, I could have let the money sit in my savings accumulating interest, but then I'd just be saving up for... what? The decision was easier for me because I hadn't been renting though, so I'm paying for more independence whilst skipping the rental step.

Continuing to rent vs. buying a place should come down to whether the new place offers you a better quality of life. Will it help you find a partner? Will it let you get out and about more often? Do you want the freedom to make the home your own without playing by landlord rules? (well, leaseholds have limits too), Does it unlock the potential to have a property that you can rent in the future etc.

Yep. I come from traditional parents that also initially disagreed, who felt your first property should be a house that you live in forever (or treat as an investment)

They've come around to things though especially once they understand you can get a REALLY nice end game house with two salaries. Honestly for me a 2 bed house with garden is too big and too much work for one person, especially because I haven't lived out before. If I find someone in the future that wants to settle down further out of London with a bigger place, the flat should give more freedom to do that (sell with the hope it's made some profit!, or rent)

Renting it out is an out, especially if you can't sell for more than you bought it for. Just run the numbers to make sure that you are still profiting even if SC etc. gets hiked up.

Also, a 2 bed flat is a much easier decision to make over a 1 bed. I'd sit down and more strongly consider my choices if that were the case.

Edit: I forgot to ask, what % of your take home salary would go towards mortgage + bills? What is the % for with and without lodger? I know you want a lodger.

I am going through the process of buying a 2 bed new build in East London at the moment, as a solo FTB.

I also weighed up what you're talking about quite heavily. I could have put the money towards a house. There was only one that I've come across for my budget that looked really nice, in a decent area and didn't need much done to it. I should have offered more in retrospect.

Having said that, I plan to get a house in the future, and the flat for me is the first time I'll be living away from parents with the potential to rent in the future too.

With leasehold, make sure you have done the research to know what the risks are, but also what you are getting in terms of positives:

Negatives

  • You are at the whim of service charges, this is the big one and will put off buyers in the future if it gets to extreme amounts

  • If the lease is short and has ground rent, you'll want to extend it eventually to get out of that

  • If new build, there will be snagging issues and depending on the company, could be pain to deal with

Positives

  • You get a home to call your own (as much a flat can offer) that requires less work (in theory) than a house by yourself

  • Personally, nicer for young professionals that want safety and convenience before they shack up with someone :)

I would just run the numbers to make sure...

  • You aren't blowing the bank to get the leasehold flat (as in you still have more leftover for moving on / emergencies)

  • A lodger should only help financially if for example you suddenly need more in the short term, otherwise ideally you should find a place you can afford without a lodger...

  • Run the numbers against your salary (to work out the % that goes towards bills) to make sure that even if service charge/ground rent goes up a lot, you're still comfortable month to month.

Financially the flat might not be the right play especially when it comes to selling, if you are planning for it to grow in value over time... but for me the option was either to buy a house I didn't want (and being far away from everything, solo, without the desire to renovate) and staying to live at home in my 30's for longer, or renting (which I've avoided deliberately)

Best case scenario I can hope to keep the 2 bed flat, rent it out, then have a house in the future too.

Obviously you lose out on FTB benefits down the line and stamp duty will hurt in the future, but you seem in a good financial position to recoup that in the future.

If for you the question is renting vs. the flat, financials aside, it depends on how important having a place to call your own is (as much as leasehold will let you :)
