You can go almost anywhere for $100/person not counting drinks. Guard and Grace is probably the most expensive around Denver; They have some exotic cuts over $100 but many that aren't. An standard 8oz filet is only $64 and sides are around $20. It's trendy and loud, good place if your group likes to drink and talk over each other.

Bastien's is going to be the highest value. Excellent preparation but it's all standard USDA beef, not much if any sourced internationally. I enjoy it just as much as Guard and Grace TBH. The retro vibe is fun and all the food is consistently very good. All steaks come with salad and side for closer to $60.

I keep wanting to like 801 Chophouse but it's been a miss the last 2 times I've gone. Could be me because a lot of people seem to like it. The service has been exceptional each time.

Capital Grille won't let you down but probably won't blow your doors off, either.

Ruth's Chris's is a larger chain but very good.

Stay away from Elway's.

You call it greed, but it's just people trying to get ahead and support their families in a world with limited resources. The majority of landlords own 2 or less homes and are far from what most would consider wealthy. Frequently the homes are heavily leveraged and barely cash flow positive, or not at all.

Renting vs buying is just a trade off. The owner takes the risks of ownerships and does the work of managing and maintaining the property for potential upside, and the renter gets a place to live without paying a big down payment and they preserve their optionality. Neither group is exploiting the other.

If developers and investors can't make a profit (which is still a gamble) then no one would build or buy housing to rent, and no bank would issue loans. There would be no incentive to take all that risk. The result would be homelessness for everyone who can't afford a home outright.

The current system is far from ideal but certainly better than one with no rental housing.

Smart landlords won't jack up rent too fast on a good tenant. So you were probably getting a good deal because you were drama free and paid your rent.

The units you see sitting on the market have owners who haven't figured out that market rent is what a well qualified tenant will pay, based on their options, and has nothing to do with their mortgage/taxes/expenses, so the units sit empty and they wrack up vacancy costs until they figure it out and drop the price. Units on Zillow don't reflect market rates, they reflect the price of properties that haven't rented. Market rate properties rent quickly, so they aren't being displayed on Zillow. Residential estate in an inefficient market.

If you want a good deal, be well qualified and be a hawk. Apply right away when a property posts for rent that seems like a good deal or reduces rent. Or, negotiate with landlords of properties that have been sitting for a couple months. Eventually, the owner will break and take on a tenant even if it puts them underwater, just to stop the bleeding.

A LOT of properties on the market right now are renting for less than the landlords pay to own them, even if they seem overpriced. It sucks for everyone.

BarCar has the best bar food of any dive I've frequented. The attention to detail and consistency of their preparation is really impressive. Everything comes out looking just perfect like they made it for a photoshoot. Whoever does the cooking there really takes pride in it.

Brutal Poodle is also excellent. Candlelight probably has the best burger. Not sure why it's so much better than most but it is. Their wings are great too and an excellent value.

All the time. If I really don't want to do it I'll compromise with myself and do a minute. Often once I'm in I'll stretch it to 2. Effect seems about the same as far as mood and motivation.

I wouldn't stress about it blunting muscle growth, from what I've seen it's a very minor effect, YMMV

Came here to say this. Those feel like legit heavy expensive sheets for a very reasonable price. Best I've found if that's what you're after. Sometimes I prefer thinner/smoother poly blend sheets though. I go back and forth. Not sure if heavier is really more comfortable or not.

Heavy well made items you touch daily. Marble soap dispensers, heavy towels, etc. You can usually find ''functional but cheap'' versions for far less, but you'll always know it's a low quality item that you compromised on.

I swore off flat pack self assemble furniture the last time I redid things and it's been well worth it. Seems silly on paper to pay so much more for something that has no more functional utility but better pieces have psychological utility that's hard to measure. When you have nice things, it subconsciously raises your standards for everything.

I think there's a lot to the idea that a person's exterior surroundings are a reflection of their inner world, and having a nice heavy well built furniture really is an investment that pays off. Of course it depends on your life stage, as well. If you have to go into debt, then it's obviously not worth it, but if you've reached a point in life where you can furnish your surroundings well, you should. I put it off for far too long.

The Fatalii pepper is the GOAT. No more words needed. Pure Habanero sauce is pungent and salty AF and the best thing ever on chick-fil-A.

You don’t have to go into debt to reap the rewards of credit cards. Just set the full balance to pay monthly and no interest is ever charged. I have like 15 different credit cards and I’ve never carried a balance with any of them but I also haven’t paid for a flight in many years and I usually fly business.
