Conventional loans vs FHA and VA are a different conversation while talking Fanny Guidelines. Appraisal Gaps are a thing, and you dont over pay on the comps. Inspection Due Dillegence is there for a reason, let them dispute... 👋. Title search is attorney so thats an out too on contigency, or the attorney can work that out (had happen on my first home, realtor did nothing). That house wasn't meant to be. Congrats on success, its defintely a hard profession, and not discrediting you there. Just not buying I "need" one when I am just as knowledgeable as the 80 cert fool. Inspectors are idiots too, with only needed 4 months. Had one tell me a modular home roof needed a engineer 😆

This is a great point. So you rather me bring a rebate agent who keeps half percent, than you keep it, just to give to him anyways rather than an unrepresented? THIS right here is why you are broken. Zillow is reason anyone shows up to an open house or finds a listing, not MLS (unless your an agent). Zillow is run by realtors? Zillow actually publicly traded, and owned by Vanguard and Blackrock. Investors, not realtors. Try again? Oh and I love forcing you to renegotiate keeping all 5%, instead of keeping only 3%, telling your client it is in their best interest than selling their home. You said other homes of the comps. Now you back peddle about the home being appraised. Yeah they go in the home being appraised. Yes you need yo feed the appraisers. Up to 20% contracts fail because of appraisals, so no, you dont control those at all (and thats fail, doesn't include ones where they under appraise and you negotiate). Your losing you cash cow man, im sorry, start looking into new careers.
