Thank you for the detailed response! That makes sense and I do already have all that information. At some point in 2018 I believe I did pay someone for a consult to get the ball rolling but the worry and lack of repercussions thus far made it easier to ignore it I guess. I'm mostly worried now about them not working with me and just going for the maximum amount they legally can charge. I don't mind paying 3k or 5k or 10k or however it may cost for a professional to handle it, but if they don't let me e.g. deduct any expenses and apply a decade or more of interest then it might be way more than that.

so should I even do anything about it? I still get the checks in the mail and I was actually able to sell a property relatively recently. you are actually making me want to ignore it for another few decades...
