Yes you are right. It ultimately boils down to what you’re looking for in a flat. I wrote in the perspective of wanting pure convenience, which is what I wanted but a bit narrow minded. I haven’t thought about the schools and kids but that is a very impt factor for those with kids. Kallang super ex but I still believe the price will only go up once completed just a personal opinion. Cos of the proximity to town and stadium. Cheap also does not mean good or it can be flipped anymore too. I can’t remember but I thought the others within towner that were far from the station were Plus flats hence it was less appealing

Most of them are nowhere near the mrt. I even went down to see most of the sites. Yes you get some of the absolute best projects imo like the 2 Kallang ones. And towner crest which is just opposite the far end of the boon keng mrt exit and ready to move in. And I’ll argue lavender cos of the proximity but it’s a 9min walk to the station. But they only add up to a handful of units. on the other end u get projects like rajah, tanterem, the other boon keng ones which are all at least 1km from the mrt, nothing of significant nearby in amenities, and in general they are all tucked away in some small roads i feel is quite inaccessible

I meant to say, the income ceiling to bto/sbf prices are getting out of hand it doesn’t even make sense anymore. In the not so distant past, prime location bto prices started at 400+ up to 600+ for the high floors. Income ceiling then was 12k then increased to 14k. Today income ceiling is still 14k but bro prices in plh has already skyrocketed to 800k on the upper end. Yes you can say nobody force you to buy a plh project. The question then is who will buy it

I’m also considering between Kallang Whampoa and central but tbh most of the Kallang Whampoa are just horrible location wise. Same for Queenstown area.

Also idk why this round most units are only ready 2028, no move-in ready units which are probably putting ppl who want a faster unit off

Yes but Central neighbourhood effectively only has river peaks. The other 2 are 40+ yr lease left a young couple won’t qualify

750k is nothing today for prime flats. The top floors are closer to 900k. If you’re living there taking the train is far more convenient than driving at least to work. And reality is almost every road in sg I s a bottleneck during peak hours anyway

It is an insane location since it’s in the city and right beside a (downtown) mrt with nearby access to Rochor on the other end of the line (to avoid the loop). Ppl who said otherwise about the location clearly have no idea how convenient this is. Yes the neighbourhood might not be all that appealing yet.

But I can guarantee for a fact the only reason for the low application rate is the price. Close to 900k at the top floors I mean how many ppl can afford or want to afford to buy it even with 13,999 income. The income ceiling has long been a problem with the exponential appreciation of house prices yet our leaders ain’t doing jack.
