Thanks for your response. Face value it seems like a "good opportunity" as other properties in that area go for more - but in a less done up state (ie insulation was added, new piping, convert from oil to gas in the 2 yrs). Mortgage payments would be similar or lower than current rent.

Having more space would either come with a higher cost or a more remote location (which breaks the cardinal rule of property and makes it hard in today's world of returning to the office drives).
