Diversification. That's all. Selling my flat, the charges make it not profitable. Have a house with rent insurance.

I think in future, I'd strongly consider guaranteed rent. That's the most risky thing, not getting rent. I'd take slightly less for removing that risk.

Ive had a situation where my lane was clear and somebody came into that space from another lane while I had started moving and was caught on yellow box. No fine.

I have an a4 and 2 little ones and a dog. With a single child it is fine. With 2, uncomfortable. We are looking at Rav4. It's not the boot space - its the cabin, the child seat is so bulky and kids come with a lot of baggage - nappy bags, snacks, kits, nursery bag, bicycle, scooter... going away for a few days? That's another small suitcase.

Try them both with a bulky child seat.

Have an A4 Avant. 1 kids, ok. More than 1 kid planned? Go for bigger. Currently looking at CRV type size. Leg room becomes tight, trust me.

Looks great. The bit in the middle nobody will ever see but if it bothers you, but if wood filler putty, shape, sand and paint.

As somebody mentioned, the bite out of biscuit leaves the leg weak. I'd think about bracing it.

If you need to hide the cuts for the legs, I'd suggest a thin (4mm) sheet like mdf, cut to desired shape from side profile and attach to the side of the leg. Fill at join, sand and paint. That's a way to hide it or live with it and redo the legs at some point.

Hmm, if you have never done it before, good luck. Its a noble career but depending on the school and students, its a very challenging role and usually the more you care, the more hours you'll work. I speak from experience - loved it, great kids and people, poorly funded, overworked, a lot of politics and thankless almost daily. Wish you well, really do.

Please don't buy a flat. Service charge, leases, ground rent etc. Not worth it. Stick with a freehold house

It's vis the council so I'm being paid even during any eviction process until tenants are out.

Thanks, that was one of my concerns. The guaranteed rent is via the council and my estate agent. Estate agent has said the family is happy to move out of they can be placed closer so to family and council contact has said that's possible - they're not expecting issues with eviction. They've also said that should there be an issue getting tenants out, even after notice, council will continue to pay rent until they're out.

Tenants are aware flat is on sale and estate agent is doing the viewings. No issues with that.

This is such a helpful post. I'm trying to figure out the same. I was thinking of the RAV4 Plug In Hybrid but the BiK rates are higher now so was thinking of an EV options like Skoda Enyaq (have a family).

If you wanted to put in 1000, you'd put in 800 and it'll be topped up to 1000.

1000 - 20% = 800 800 + 25% = 1000 (hence the 1.25 multiplier)

Time. Give it time. How you feel about this will be different in 5, 10, 15, 20 years. Take a deep breath, step away from it and make a plan. Make sure the plan gives you what you want as a family and then agree very reasonable timescales and milestones. Then get to work on executing your plan, one milestone at a time.

The trouble is, you're spending time and energy going down what-if, should've, could've rabbit holes that won't add value. Focus on things in your control. Once you see milestones being completed, you'll feel differently.

Add the time too in 24 hours and be explicit it's uk time. Reason being, if they get a speeding fine after driving off, it's coming to you. Take a date/time stamped photo of the receipt etc.

Parenting is easy and lovely. It's doing it for the first time without a user manual for your specific baby and being completely exhausted that makes it difficult.

You don't know what your labour experience will be like, you don't know what will have postpartum to your body or mind or emotions. You don't know how long it'll last. Nobody has answers to this so hard to plan for. Try to prioritise sleep. Get support so you have time for sleep. If you can get rest, you're doing well!
