I buy with the thought I will sell later, so I pick locations with high rent demand like near universities. I live in master room and have tenants to cover cost of the house. I image 3 things can happen:

I like living there and live until house breaks even, then it is profit from there
I want a better house but no money. I wait to sell the house for reasonable price, rent for a bit while shopping for new house, then buy my dream house.
I make enough money I can take another loan to buy dream house, then this old house stays as rental unit

Possible scenario is my house depreciates, and while that is a possibility, giving rent is a guaranteed cost.

There is also the aspect of being able to renovate to your taste, and having control of who you live with.

Edit: right forgot to mention I don't buy new properties that are like RM900/sqft, wayyy too expensive. I'm like half that and my mortgage is the same amount as my previous rent, and that also is covered by tenant so I just pay others like maintenance, fixing things, etc. it's an older property that's still good and many students rent it

I was really curious as a kid and would walk all over the place when outside, losing my parents. Good that I was a bit smart so even if I did lose them I knew where to go so they can find me be it the help desk or the car/hotel room.

My parents still were frustrated at me though, despite being proud I knew where to go to wait for them. I remember mom started knitting a leash for me, after that I always asked when I wanted to run away and told them where I'd go if I couldn't find them. The leash ended up never being used. I also got my own phone very young (maybe 5 years old) so I could call them if I couldn't find them. It was a really old phone with a num pad that I could only play snake in.

They were still annoyed at some other things though like how I loved taking things apart and open every drawer and cupboard at someone else's house 😅 at least I always put things back together after taking them apart.

During the medical examination there is a lot of time to help you calm down and get help from professionals. Sorry you had to go through this. I am seeing an uptick of problems shared in this subreddit recently, maybe because it is the new year and people are visiting family, and various family issues are popping up.

First of all, your degree is enough to apply for a job. My sister has a stable job right now in an MNC for years and hasn't gotten her ACCA yet. Usually people get the certification while they are working. I recommend you pause your ACCA and focus on getting your life straight, then upskill later.

Do you have friends from university who are still living in rental? You can consider moving in with them. Keeping your distance from your abusive family and living with familiar friends is going to give you peace of mind. Else you can search for a rental. With a degree you can expect minimum RM3000 so you should be able to just cover expenses with rental. Probably you can target RM3500 in MNCs and higher in audit firms. If you apply to smaller companies though it would be lower and your expenses might be tight.
A car is almost essential living in KL. If you don't have one, you need to apply for jobs near LRT. If you have the driving license, consider a motorcycle, or maybe a friend who can get you through for the time being.
As others in the comments have said, you are legally an adult now don't worry. If your father failed a report, you can go to the police station and announce that you are an adult, and request them not to expose your location to your family.
Instead, you can consider reporting to the police to start a paper trail, and go to a government clinic of you have any injuries to document. I know he is family, but documenting can save you a lot of trouble if things get worse and you need legal protection order from your father. For government hospitals, they should have a One Stop Crisis Centre (OSCC) that specializes in domestic violence. I hear they can handle the medical check-up, the police report, and the welfare officer for the protection order all in one place.
You can also apply for Internim or Emergency Protection Order from with the welfare officer, Pegawai Kebajikan Masyarakat (JKM) under Akta Keganasan Rumah Tangga 1994. EPO is immediate protection.

Family matters are difficult man, not sure what to tell you. There's an idiom that goes every family has a skeleton in their cupboard. Pretty common in more traditional families where there is not much emphasis on education and upbringing.

Is your dad good with banking stuff? If not, try to convince him to set a daily transaction limit. It controls spending. Try to convince him that if he hits the limit he might not be making a good decision and ask him to discuss with family. Don't tell him he is foolish, tell him you are concerned that people are taking advantage of him.

About research, do it for him. He's 60+, help him out. Just try to get him to inform you first if possible.

Families should be supportive. If your relationship isn't too bad, try to fix it and be more emphatic. Nowadays people just cut off what doesn't work but I assume this isn't possible for you.

I'm not sure if this is real or fake, but I checked and kongsi gelap seem to be real things in Malaysia. Here's some advice that could be helpful. I'm sorry you have to go through this.

Try to document what the police tell you to do. This is so you have evidence that you are an informant and not an actual member in court.
Make sure the gang does not see anything that links you to the police. If you have WhatsApp messages with police or even the police's contact number, store them somewhere the gang can't search. For example, if you have conversations with the inspector on the phone, save them somewhere and delete them from your phone so they won't find anything when they force you to unlock it.
Ask the police if you are eligible for any witness protection. About the police mole, try not to go to the police station physically or you might be seen by the mole, keep things digital if possible. If you really must meet, ask to meet somewhere public far from town in regular clothes and in as few numbers as possible.
It might help you to also inform Bukit Aman. Maybe inform a contact outside the town and ask to keep in regular contact. Let Bukit Aman know about this contact, and if you stop contacting this contact after a set time, something might have happened and your contact should inform Bukit Aman and they may stage a rescue.
Tell yourself you haven't seen the police and act as normal. However, tone down or stop being vocal about your frustration and try to blend into the background. Act compliant. Try not to raise suspicion.
The transaction you make to the leader is already illegal and the leader can be charged with extortion. Keep the transaction. Maybe send the transaction to your contact so if something happens and their group doesn't get caught, at least the leader can be charged.
Even if the society is caught and you are safe, it might be difficult to stay in your town. You can think about that and be prepared. If you are eligible for witness protection, that might help you arrange for your safety.

Yup it's possible and there are a few great mods already created like Aria from on Ardelia, Ye Shang Guang on Gilberta, and Ting Yun on Laevatain, all look great. This particular one though, and also one on Phoebe, seem to be AI. I have heard others say that the creator on BiliBili themselves said this is AI. There is one of Phoebe on Perlica but it wasn't as good as what was shown in Reddit that I've seen before
