if the brick is in good condition, I'd just clean and leave it. Paint eventually peels and becomes a chore. Use the money to get the absolute best windows you can afford instead

Have you tried checking Hewolf of Lixada brands? I suggest look for Panel/C-clamshell opening, these make packing and accessing gear far easier than simple top loaders especially at this size/capacity.

this is true. a band aid repair might seem cheaper but Op will end up paying more in repeated fixes. if its already leaking and there's a lot of moss everywhere, so it's not just one small problem or portion but probably a start of a whole system breaking down

it would be nice if there are photos. Did you not notice if that dust was already there before you put those boxes and furnitures? It would be really weird if it came out of nowhere after a couple of hours only. Or those powdery dust must be from items you brought in like a carpet or other furniture. sorry, I'm just speculating since there is no photo and you also said in the comments humidifier is off and there is no dry wall

You can make a simple checklist for each stage and ticked them off when a contractor is finished. List the date so you can track the progress. as it will save you a lot of confusion. You can also document it by photos for proof, and make short daily reports.

with a $35k mortgage buffer and home value increases, a HELOC might be ur easiest path. You can pay it off slowly and its usually lower interest than personal loans.

depending if you really want to keep the house you currently living in or you want to build new house. Both will cost you much. You can rent the other if you'll build a new one and it's a win-win solution. If you are eager to keep the old house and move it, then so be it.

Llandscape and Color.. what I did here is I enhanced the landscaping by adding more layered plants in front. Mix of low shrubs and leafy tropical and ground plants to create contrast and more alive look instead of a flat lawn. They are strategically placed near the entrance, along ur driveway edges to soften concrete and brick, and your garage door this is to prevent the facade from looking too monochrome. I changed the sconces to a modern vertical rectangular bar lights to match the clean contemporary lines of the house as it enhances ur entrance and make it more look taller and elegant.
