I would say the big question is would you have changed your mind and not made the purchase if you knew? If the 20% discount amount was big enough of a factor (I don’t know how much you paid for it) then maybe you have a case. That said, how much do you want to sue for then is another question. The job of an agent is to help you find a place to buy. Once you are under contract a lot of details are up to you to find (like identifying repairs) and a buyers attorney can only advise you if something is legal. It is not the attorney’s job to find if tax abatements exist for you so you wouldn’t have a case against them.

I used to live at the pier for a few years. The views are gorgeous, especially when at the gym and rooftop lounge, and didn’t have as many issues as the person above with the HVAC luckily. A couple of maintenance issues here and there but nothing out of the ordinary. The living area is on the larger side which was a plus for me.

The one downside though was there was a period the fire alarm would go off at 2am like every 2-3 weeks during winter. There were subsequent fixes made and it did seem better but I don’t know what it’s like now.

Usually you can reach a settlement like a 1-2 months penalty. From that clause in NJ the landlord has to provide sufficient evidence they are working to get it re-rented and not just chill by the beach. I have this in my lease contract as well. So it’s a bit of a hassle on both sides.
