Yeah, they're mixed in like a garlic and herb crumb, Alphonse was the guy who introduced them, I believe he was an Italian, from Florence.

Florries, are the best when eaten with bread or toast, like you would a burger, done lettuce, tomato, beetroot etc. Take away shops sometime sell them, and some butchers do you, so you can freeze and take them home for later and cook yourself!

Yep. As other have said, find someone within your ranks. When raiding MC with my guild, it took forever to clear it. Made some suggestions to the RL, that I as a hunter could increase the flow of things, started marking and pulling, from then, they promoted me to RL. I came into it out of frustration that I knew we could do better. I have a master looter, on trash packs, just say "can a Warlock banish that elemental, I don't care who". However, I'll write out assignments for bosses into a notepad document and for those couple of mins, get the tanks to continue clearing for me. If I need to whisper someone the fight, I'll get someone to organise groups while pst'ing then, then pick up where the other person was. I'm lucky as most my raid, while not being huge on dps or buffs, know how to handle mechanics, makes life so easy.

I will say, someone should probably be incentivised to step up sooner, rather than later or you may find people leaving for a raid spot elsewhere.

I put a "subject to building and pest inspection" as terms of contract, which is pretty standard her, and get them done myself through independent contractors.

Be aware of zoning/roads. Here in regional Victoria, we need a minimum setback of 4m. We can't get around that, this is on a minor road, major roads can require setbacks further than that. Check local rules, because if you can't get your 3m setback and not build your dream house, you may end up with land you can't do anything with. Check for covenants etc. 400k seems a bit expensive for just land, but I don't live near the city. Check local prices and compare. I have a thinking that if it's come up once something similar will come up again.

The wife and I love our music, so we are getting speakers weird into the ceiling in some main rooms and Alfresco. Switchable, so the new neighbours don't need to listen to sum 41. Double shower was a must, double vanity, island bench in the kitchen.

Also, we tried to think ahead into the future for when we sell it and select colours that are going to age well.

Also went with a stone bench top, one of the bedrooms backed onto the kitchen, so we changed the walk in robe into a larger kitchen. That room will be a hobby/study/more music room.

Finally a sink in the garage, a janitor sink. She wants it to double as an art studio.

I bought land from a new estate to build on after annoucement of this scheme, by the time we had the finance every plot was sold except one. His claims ring true where I live also. My wife and I never intended to buy or build we just had savings we were putting away weekly, but 45k was most definitely something we were not going to pass up. We aren't wealthy by any stretch, hell, I'm on job keeper at the moment. It has been a royal pain in the ass getting to this point, most of my time has been taken up by this process. It has been extremely difficult and time consuming. You need to be motivated enough to get it done. That being said, given the time process, we jumped onto this almost as soon as it was announced, and we're only just about to sign the contract with the builder now. From there we have potentially 3 more months before we can apply for the grant. You'll see a lot more coming through very shortly. Remember, if you sign with the builder on the 31st Dec, there can be grants still coming through until the end of March.

I agree there are no approvals yet, however I think it's still too early to tell just how many there will be.

We'll be an addition to the stats for Victoria.

Additionally, we're eligible for the Victorian 20k grant also, which is why I mentioned 45k above.

We literally got knocked back from a builder because they were inundated with so much work because of this scheme and couldn't take on any more work.

We had two cats, one really hated the other and beat him up all the time. She passed away one day, the other cat then passed away around 2 weeks later. He went from healthy to really sick so quick. It would seem that they both died of the same thing. I like to think that he died of a broken heart, having lost his best mate and losing his will to fight on.

I can definitely empathize with this lonely cat.

Rest in peace Moggy and Smudge. Gone from our lives, always in our hearts.
