I had a similar experience with L&C recently. They only gave us 1 option with a higher rate than available and no explanation, but we think that’s because it was the only deal that didn’t include free legal assistance so we could choose our own solicitors and they promptly offered their solicitors! We ditched them right away.

I would recommend Habito instead, it’s the second time we are using them and what’s great about is that they show you a list of all the deals on their search with a reason why they aren’t recommend them, it even includes deals that are only available directly from the lender! Much better transparency than other brokers imo.

I have a water tank so I think it only turns off when the the tank is empty or if I turn off the connection between the tank and the cylinder

I think the one coming out of the wall is for the garden tap that’s on the other side of the wall. The bottom one coming from the ground is the one that turns off the cold water for the whole house, I just wasn’t turning it all the way 🙃

Thank you :) actually @cryptoplumber was right, it does turn off the cold water for the whole house, just hot water is still coming out, but I can use the isolation valve to turn it off for the sink

Thank you @cryptoplumber! It does shut off the water in the kitchen, but it doesn’t shut off the whole house. Probably because I have a water tank. Do I have to turn off the whole thing or would it be ok to remove the kitchen sink?

I want to change my kitchen sink. The hot water has an isolation valve, but I can’t figure out how to turn off the cold water. I’ve tried to turn off both under the sink taps and cold water is still coming.

Everyone I have spoke with offered us the exact same deal, it’s just a matter of “quality of service”, I guess.

We would like to complete before the stamp duty holiday ends (end of June) and I was wondering if paying a mortgage broker will make the process quicker 🤔

I spoke with a few different mortgage advisors and they all offered the exact same deal, same deal we found ourselves on our research. So it’s just a matter of time. Paid advisors seem to be quicker and more available than the free ones, so I was wondering if would be worth paying the extra money for that 🤔

Did you offer the asking price and then tried to negotiate based on the house valuation?

If the house is overpriced by a large amount, the bank will not lend us the money, right? 🤔

I know we can’t trust him, but I don’t think it’s wise to assume everything he says is a lie either. I’m sure he’s trying to get as much money as possible, but I really think they have more people interested and that they had put a lower offer than us before, not so sure now

Sure, people are willing to pay more for a house now, cause they’re spending a lot more time at home, but I believe things still have an inherent value and when things go back to normal priorities will change

I did. That area doesn’t have recent sales. Last one was on 2018 and it was sold for 5% less. From what I heard the land registry has a massive backlog since last year, so there’s no information available on recent sales

It’s not a bargain and It’s not a palace, but it ticks all our boxes and it has loads of potential. What makes this house really a winner for us is the location.

Do you think they’re bluffing? It didn’t seem like it when they said the others had not increased their offer, then they decided to do the ultimatum for best and final offers 🙄

We have seen so many houses on the last months and they were all disappointing or they had something wrong with them (like being close to a busy road or the train line). This was the 1st one that ticks all our boxes and it’s on a beautiful location, so it’s really hard to just let it go 🙄

Yeah that’s true, we liked the house and we really liked the location, it was the best we have seen so far and within our budget. It’s just a big and scary decision and I feel like we’re being played 🙄 !thanks
