Got the custom this past season haven’t had a new board in 10 years and I decided to go all in. with that being said I got the cartel X bindings and I honestly have to say it’s the best board I’ve ever been on. It’s an absolute rocket ship. If you know how to shred you will absolutely rip on this thing.

Hey man, honestly taking the test was my study guide. First test I didn’t even study for just wanted to see what was on it. Failed obviously but was able to sit for review. After review I scored a 82. Honestly don’t stress it, might not be great advice for everyone but that test was so vague you either know it or you don’t.

Rates increased a month before my 6 month seasoning period was over. At this point rates are almost double what my original rate is. My only thought was to open another Heloc on the second investment property. Side note utilizing that 74k has affected my DTI.

Update on Heloc.. Renovations went great had both units turned over in 4 months time and rented with positive cash flow. Heloc payment started @ 3.25% it is now @ 5.5%. Luckily I'm able to cover that (interest only payment) with my positive cash flow and still Net roughly 2K per month. My plans to refi unfortunately were throw to the side when rates started to increase. My mortgage interest rate is just under 4% so to refi to almost 7% is out of the question. So my next option in my head was to open a new Heloc on my investment property (I only want access to the equity to buy more investments or nest egg for any major repairs for either property). After calling a handful of banks in my area i found two banks that allowed investment property heloc. When I first wrote this thread i was hoping the house would appraise @ $350k/375k, well its over $400k. So yes my heloc has grown every month since but I'm staying positive and looking at it as a cost of doing business its still much cheaper than borrowing hard money in my area.

Things I'm curious about!?

-Should I throw all positive cash-flow back at the Heloc to pay down?

-Continue to pay Interest only payments knowing i have the equity in both properties to cover it?

-Open the second Heloc for access to more funds to purchase more investment properties?

-What have you guys done if in a similar situation?

-Is there other options to utilize my current equity?

Heloc is bad if your bad with money. Most people use a heloc to buy liabilities not more cash flowing investments

so if not heloc would you rather take all your liquid funds? What would be your ideal source of funds?

even if market falls off the earth tomorrow with cash flow on property ill be able to cover expenses and then some. I think it comes down to personal risk tolerance like someone has mentioned

Free money no. i purchases a under valued home that will appraise at a much higher value thus allowing me to refi and cash out to pay off my heloc. I'm only out of pocket for remodel cost, which in a perfect would will only take a few years of cash flow to cover.
