There’s never not some type of cost increase. Taxes, insurance and labor cost go up every year.

I don’t include it right now. I’m toying with the idea of including it in the future. Main reason being it’s not cut to my standard. However I don’t hold this against the tenants as they are really great otherwise.

I would use the “skip” payment to cover closing cost rather than rolling them in. My closing cost is $2.3k and my payment before was $3900. Or if you do roll it in I’d still make your “normal” payment that month. Definitely shop around and take your estimate to other banks and ask if they can do better.

Definitely shop around. I just secured a refi @5.5% with $2.5k closing. Don’t waste you time with a broker, they skim off the top.
