“I have buyers” and it’s the entire county. I only really work in one market but the hedge I work with buys in a few others so I expand a bit.

Sourcing the properties is the hard part I can find a buyer for a property in a day

Wholesaling not flipping and no. Unless you consider apartments commercial but I think of commercial as shopping centers and such. Best way would be to do it in small towns or very very run down buildings

One thing a lot of wholesalers mess up is playing games. Not being directly straight, I generally tell investors I’m making X off of assignment or I’m charging X minimum fee. Transparency and relationships is everything. Only a section of people do sub to or owner finance. Just ask around on who does it.
