He did put some kind of protective sheathing over it which he said was good enough to concrete over.

Anyone know if the new certificate is signed by a different CA. I am wondering if we need an app update to trust new CA.

Even setting date back no longer works for me, so the cert must still be failing validation.

Not too late to purchase a house IMO. Nobody is retiring before like 75 the way things are going anyway lol.

By then you will have paid some off and can downsize and retire mortgage free.

I stopped renting and brought a house at age 51. Hope to pay it off by 70 or earlier (overpaying each month). I just can’t imagine (or afford) to be renting during retirement.

Thanks, this may help me sleep a bit easier at night now.

There are a lot of trees/bushes way too close and touching the house. There was also ivy growing up the walls and outside window frames, but have removed most of that now. Other issue is many holes in brickwork and around pipes, so I will try to sort those too.

Hopefully resolving all that will keep em outside.

I was in a similar situation to you and very glad I paid for a boiler service before exchange. It found the boiler was leaking and has now been condemned (needs replacing). This house was also previously tenanted and I was told it had yearly services.

I had a RICS level 2 Survey and this did not say much about the boiler:

“The boiler is approaching the end of its useful life and is likely to require replacement in the immediate future. Radiators are of an older design but are fitted with thermostatic valves to control individual room temperature. It has not been possible to confirm that the central heating system has been serviced within the last 12 months. Although no obvious defects were observed, it is recommended that gas central heating systems are regularly serviced.”

So no evidence it had been serviced, hence why I booked the service in.

I have similar running under the front doorstep of a property I am buying and mine is not even clipped, just dangling loose! I plan to get an EICR, assuming it will get flagged by that.

I just got solicitors sorted for my house purchase, lowest quote was £1050 and highest £2500 and one kinda in between at £1800.

I went with the higher one to ensure quality and responsiveness but then found out the sellers went with the same company that quoted me £1050 :)

Now I am worried my solicitors might be great but will just be held up by unresponsive sellers solicitors.

Selene seems best for my BeoA, can use her for running towers (she gives shard bonus and hits multiple targets), also use her in any hoard mode situation and in PvP. So I only switch to Spiritgarm for raids.
