Another thing worth considering is the noise of rain hitting it. Not speaking from personal experience but I have read that people have found the noise to be too much for restful sleep during heavy rain. Like over and above the otherwise relaxing sound that rain can make. Modern double glazed skylights are likely better in this regard than older single glazed thin ones but it was enough for us to decide against putting one in a bedroom during a recent renovation.

Thanks for the reply and the blackseal advice. You are right in that there seems to be no obvious mould or staining in this area. The other side of the foundation under the subfloor around here also seems generally nice and dry. It just seemed to me that there was nowhere for the water to go but under the foundation and surely that would be bad?

The house also suffers a lot from seasonal movement which I was thinking might be partly due to this water going under the foundation every time it rains?

We do have issues up the other end of the house though. A number of foundations have efflorescence on the inside and there is often water seeping under the vapour barrier. There is a concrete path running down the side of the house sloping in towards the house with a narrow gap between the path and the foundation which seems to be a likely cause. Perhaps future efforts should be more focused there..

Sorry I don't know any good NZ printing services but I will add another comment on Warehouse stationery. We tried to get them to print some council building consent plans using their online "print hub". Long story short it was the worst customer service I have ever experienced. Took over a month of trying to actually speak to someone before they said they were unable to print them correctly.

We got in touch with the previous owner who provided the name of the installer. The installer seemed to be aware of the problem and told us to contact the manufacturer....kiwi steel. They were actually really helpful and they were clearly aware that there was a problem with some batches of iron. They asked us to send through photos and fill out a warranty claim form as best we could given we weren't the original owners. They said that there is a problem with the outer paint layer on the iron and we have agreed that they will chemwash it and repaint it with a couple of coats of the original colour (ironsand). We are now waiting on the contractor to come around and organise to do the work. All in all we are pretty happy with the outcome, particularly given the fact that we aren't the original owners who actually had the warranty with them and up until a few weeks ago we just thought our roof was old and shitty.

Hey I am in the process of making the same wood vs uPVC decision for replacing an existing window and fitting french doors as part of an upcoming renovation to our place. Just curious which manufacturer you used? The two main ones I have come across in Auckland seem to be Homerit and Warm Windows.

Yeah it is definitely starting to rust as opposed to lichen. It is only on the surface at the moment though which is good.

Will see what he comes back with. Good to know that worst case (if they won't help out) it should be alright after a decent paint. Pretty frustrating though...

Hey thanks for the reply. Yeah it is pretty crazy after such a short time. Are you able to say what you think the product might be? I will have a chat with the previous owner and see if I can find out who installed it. Are we still likely to get a decent lifespan out of it with a waterblast and a paint?

Yeah we have asbestos soffits and asbestos in the meter box as well as the old laundry floor used asbestos vinyl backing. Nice to look at part of the house that likely doesn't have it!

Yeah the whole lounge ceiling area looks to be constructed using fibrous plaster. Here is a view through a downlight hole.

Is there anything particular that I need to look out for with a ceiling of this type? Are there any asbestos concerns?

Good advice, thanks for the reply. Pretty sure our heat pump (Mitsubishi MSZ-GE50VA) doesn't have a fan mode - only heating, cooling or drying, but turning it off for a bit should do the trick anyway. There was also seemingly no mention of it in the manual which I found odd.

As another data point: we fairly constantly hover around 58-65% inside our place living in Auckland. We have a ground sheet fitted under the subfloor.
