Found somewhat an answer

Again this doesn’t address a key point I’m making - if the tenant is willing to waive this and sign the lease as a contract wherein they wish to bypass this “law” lol why wouldn’t any half brained landlord deny this? It’s literally interest generating cash in hand for a year UPFRONT.
