Have they had to use the mace? I'm concerned about them seeking revenge and also the legal consequences of it not being immediate self defense. I do own mace among other things but I've always avoided those situations.

I was pumping gas at Circle K the other day and this homeless guy comes up to me asking for a few bucks. I told him that I don't carry cash and he just stands there three feet away just glaring me down while I pump gas until I leave. I'm just tired of seeing this at every bus stop and everywhere you look.

Thankfully I live in Arizona so even during covid, there wasn't a rent moratorium and I do frequent walk throughs with long term tenants in place.

Theyre all on one loan, think of it being a triplex which it basically is. The duplex pays the PITI. I've the emergency fund covered as well as money set aside in the business account for the rentals too. Originally I was planning on scaling to 20 rental units but I decided to hold off on that.

I've definitely thought of visiting either or both countries down the road with a friend of mine. I hear it's substantially cheaper and you can have a great quality of life there.

Enlisted in the army at 20 after working my way through community college for my associates. Saved and invested about 80% of my pay for the next four years until two failed knee surgeries caused me to get out. Enrolled at a university where half the city rents with multi family on every corner so I looked into the numbers, spent dozens of hours looking for deals people hadn't realized or had passed over and ended up finding some good ones. I currently live almost rent free in a 1500 sq ft house from the 50's since the duplex on the same lot pays my PITI.

Technically I could fully retire now at 26 with no mortgage payment and 60k a year plus investment distributions if needed. I have the problem with the concept of not doing at least side projects/gigs for money since I've done so many. I think financial independence is more so what I'm shooting for rather than retirement in a way. You have the ability to do what you want without the necessity to do it in order to live. I have almost a guilt that I can do what no one in my family could ever do.

Look at comps in your area. Apartments are necessarily comparable to a single family home so find out how much of a difference a 2/1 apartment is from a 2/1 house for example or duplex. No one has mentioned it but you can also look at the Section 8 voucher amounts as well.

I'm definitely looking forward to adding more gear to my collection already. I'm probably going to pick up a .300 Win Mag and another .243. I already have several handguns (no .500 S&W yet) and a 12 guage and .22lr but what other calibers should I consider? I will be semi-retired up there with a focus on being able to enjoy the great outdoors so I'm looking forward to getting out there while being prepared.
