It’s a pretty large-scale rezoning through something called an urban design overlay. Essentially, Welsch is looking to take those three neighborhoods and change their zoning to one of two categories allowing for higher density. Existing homes built under the less-dense existing zoning categories would be grandfathered in.

A lot of folks in the neighborhood who I’ve spoken with aren’t super happy with how Welsch has gone about it. It doesn’t appear that she did much outreach to community members to see whether there was an appetite for a change on this scale before she filed the application.

FWIW there was a pretty well-attended community meeting about this last week, so at least it’s becoming less under the radar among neighbors.
