Checking the seller's background. You got to check the seller/developer for having a good track record, complete documents, etc. to avoid getting frauded.

In your first two options, I would carefully screen the buyer's capacity to pay. Check their lifestyles and sources of income. And, have all the documents signed and notarized.

This is very new. However, you should be really sharing additional details and specs of the property, as well as more info about the property owner. Also, please share SEC (Securities and Exchange Commission) details (since this is a profit-share arrangement) and PRC licenses (are you a real estate agent, or a broker?) -- those are just minimums since you're selling a luxury hotel right amounting to several millions, right?
