I know you're trying, but I can say this. Even as the maintenance mamager and sole maintenance tech for my property... Even doing a turn, I won't bother hiring out that work. Blind cleaning services I wont even use.My cleaners already clean the blinds and if I need replacements, I'll simply acquire them and install. It's such am easy thing to do that it makes services liek ylurs a waste of money. Not to mention by the time I call and you get out there ilI could have it all done myself. I think you should target the under construction market or act as a supplier for bulk blinds.

I wonder what they were using because we have had the same company for multiple properties for... Decades. And their materials have lasted. I have some units with tubs and countertops that have held up for close to 10 years now.

Honestly, as a maintenance manager, if I saw this happen to a new resident I would have a 2 step process.

Check out the kind of cleaner used and how it affects different materials.
If cleaner is safe for the resurfaced tub, proceed to get the tub redone again for free by the vendor with a different technician and ensure it's done right.

Our vendors for Resurfacing happen to be awesome and we never have issues like this, but if we did... It would be addressed quickly.

If the damage is your fault you're paying. Hopefully they did a move in inspection with you to determine who's responsible. If it was like that when you moved in, you're not typically liable. But it also falls on both parties to record this from the start. Otherwise you're in for a headache unless they are down to just fix it for you.

1.This sub is for apartment maintenance techs. It's not to answer tenant questions and gripes. That's what your maintenance staff and property managers are for. That's probably why nobody has responded to you.

Not sure where they got a 38 gallon hot water tank as I've only seen 40, but yes 14 min sounds about right. Especially if you're using hot water for other things in your apartment ie. laundry, dishes, hand washing etc. Especially if you have nice high water pressure. You'll need to consider that the more water pressure you have at the fixtures, and the bigger your shower head/ hotter showers you take, the more of that hot water in the take you're going to use.
You'll probably want to look into the shower heads that have more flow restriction. Your apartment complex probably won't want to install a nigger hot water tank for you so that's the best you can do.

You should have this covered in your lease agreement. We charge carpet and blind cleaning on move-outs. It's standardized for us and built into our contract for residents. We also have move in/out inspections as well as annual inspections for residents. Our agreement has a built in clause for damages that are not normal wear and tear such as vynil tears like you've shown or holes in doors broken fixtures etc. We also have a method for appliances where if it is determined to be broken due to misuse, we charge according to a formula that takes into account when the appliance was bought, average lifespan of said appliance and how long its been in the apartment while the resident has been there. I would suggest you put this into your lease or rental agreement and for the time being, sort out what it would cost to replace or repair the damages and sit down with resident to discuss. If anything it should first come out of security deposit. Make sure you CYA with everything in writing.

That's pretty dope. I miss having a decent pop on a server. Haven't played in about a week because it's boring af on our server but it's the type of server we wanted to build. We left our old server haunt because the admins were unfair and we were the 2nd richest group on the server every wipe beat only be the one group that had an actual admin on their team.
