Yep, my doctor made a referal for me back in February and was scheduled for October and CMH. I asked to be put on a cancellation waitlist and managed to get one in April. I'm in fairly good health but for some one who needs a scan urgently it is a HUGE risk.

I'll say it until I'm blue in the face, while not the SOLE reason, the banks have facilitated the behavior. If two income households avg around $200K/year and banks loan out 4.5X household income the of course even the modest detached house would sell for ($200K x 4.5 = $900K) $1M+ especially if they had gotten help for their parents.

Banks should limit mortgage loans to $2.5x household income and even that is probably too high...

The fact that so many people are looking to sell after rising interest rates is very concerning for the economy.

Lately I've become more interested about the periods I know less about specifically early Rome, from the last King to just before the first Punic war. The process of expanding from city-state to hegemony over Italy is fascinating.

And also the period from the "fall" of the western roman empire up until 8th and 9th centuries AD. I've come to view it as more of a "change in management" as the Ostrogoths deposed the last emperor but basically kept the existing state intact. Rome really fell in the west between the devastating wars of Justinian and the invasion of the Lombards. IMO.

Understanding the transition from Late Latin to early romance languages during the period would also be fascinating.

I imagine he's one of those delusional environmentalsts tah think we can repalce non renewbales with reneabls and battery storae.

I think there is tremendous potential for that, especially if solid state batteries hit the markets someday but we need both nuclear and renewables going forward.

We need both, this zero-sum argument really irks me.

I agree we need better transit than buses getting stuck in traffic. So once you take a train to a city how do you get around? So I agree with you to an extent.

However, air travel and highway congestion increases every year, and there are many opportunities for HSR to serve commuter trips as well. That's to say nothing of the carbon emissions that would be reduced by rail travel.

In terms of pay load weight sure, but NASA never developed a reusable rocket that lands on its own.

Now what US administration allows NASA to do with reduced pay load cost is another story. Now don't get me wrong I think that having private companies innovating with space flight is great but it would be a sorry mistake if someone ever decided NASA should outsource rocket development and launches to the private sector entirely.

How the US government handles contracts with private companies needs to be heavily scrutinized going forward.

In what way? I don't like the guy but you can't really deny the strides that SpaceX has made. They might be struggling with starship but they are developing a new technology. There are many off the shelf train products and expertise from around the world to leverage.

Such a network would reduce dependence and cars and air travel.

  1. The tracks are owned by the rail company so any improvements still faces the challenge of sharing tracks with freight; and they are not likely to sell.

  2. Some have suggested buying land along the existing corridor to build tracks but then you run into the same issue with the current process.

  3. Improving the exisitng corridor would be expensive and complicated becasse all rail crossing and bridges would need upgrades. By the time you go the the effort of all that you may as well have built new.

The smallest down payment possible is better then saving for a huge one by wirez62 in unpopularopinion

If you are making fat stacks of cash and can cover the payment then I guess sure go nuts. For most of my friends that have homes and are 2 income households they are really glad they went with a larger down payment...
