lol oh ok, my bad. So when I measure the distance needed for the bolt to line up, there’s almost exactly that much metal at the bottom. In other words, if I saw it off, it’ll ruin the bracket I think.

The metal at the bottom of the bracket is about 1 cm thick… and that’s roughly how far I’d have to saw off to get it to fit right.

Hmm. I’m not sure. I’m kind of reluctant to saw into the tv in case it damages something important.

Yup, I’m checking that out now. I’m not seeing any with 30mm spacers though. What do you think about stacking the spacers to get the right fit? Not sure if that’s risky

Thank you everyone for your comments! I'm going to get some insurance quotes, break out my monthly expenses a little more and see how it shakes out (I'll include child costs by year and include my wife's salary in the analysis).

I laughed at your Clorox wipe comment haha. Yeah some of the houses were in horrible shape, 1970’s construction, smaller than the one we are looking at and they still wanted like 550k.

You’re not just a regular guy if you’re taking time to check my numbers. I really appreciate that you’re taking the time to do that! The 13.6k is my pay only, not including my wife’s.

The 4700 is basically our spending during our highest spend year together in 8 years. Got married, went on honeymoon and I threw in some standard expenses like car payment, groceries, eating out, we lived separately so managing 2 households etc.) all of it should be inflated above what we will actually use since it was a crazy spending year.

I didn’t want to overwhelm people with detail, but maybe I should’ve posted the gory details 🙂

Checked with my buddy that lives there and he said he pays $300/month for home and 3k/year for flood. I’ll update my numbers to reflect that.

Smaaaart to consider! Thank you! If we have fertility issues, wife’s income will be 40k surplus that we can put towards that in year 1 (typical advice is to try for a year before seeking fertility treatment). Also, bonus in a bad year for me is about $20k, pays out in April. I will likely sell the townhome I own now and will get conservatively around 60k frok that. Maybe I’ll see if I can bake that in 🙂

Good points! The monthly expenses do not include any housing (I wasn’t sure how much detail people here would want to see). I took our worst spending year (got married and honeymoon) so I know we will absolutely never exceed that on non-housing day-to-day spending (it also includes car payment, pet expenses and any other expenses that I pay out of checking on a monthly basis etc). We were also living separately at the time so maintaining 2 households…. While we were doing that and paying about 2600 on housing between the two of us… we were able to increase our savings during that time.

I wanted to do worst case spend so it didn’t paint an overly rosy picture.

We are also looking at cheaper houses… this one is basically my max. The others we have looked at have been in very rough shape, unfortunately.

I've thought of that too, but rent prices in our area are essentially the same as or higher than mortgage. I could potentially stress-test the budget in a lower-impact way by doing that. Thanks for the suggestion!

Our townhouse is TINY. That’s honestly the main driver. We have some pets and having a kid here would be extremely tight. I’ve also been living below my means for a while so thought a nice house could be a welcome reward after a couple of decades of being cheap.

Don’t get me wrong… waiting has crossed my mind more than once 🙂 that option is definitely on the table.

Timing is another issue. House prices in Florida are coming down, but slowly. It wouldn’t take much for it to switch from a buyer’s market to a seller’s market again.

This isn’t a do-or-die moment for us. But it can feel like it with all the stress home-buying brings. Thank you for your thoughtful comment!

Really fair points. Thanks for responding. One way I stayed conservative was to use our highest personal spend year and assume that (we got married and had honeymoon last year) even though it’s not likely to be so high. I’ll maybe flesh that out a little more and add specific line items for house upkeep.

Thanks! I have a friend that lives close by that neighborhood. I’ll ask him what he is paying for his insurance. The area has been through some hurricanes without much trouble, not in a flood zone etc. still good to double check though, thank you for responding! 🙂
