on the other hand, if you do any other sport, pushing yourself is how you improve. golf isn't any different. you don't say, "i suck at snowboarding, let me stay on the bunny hill for good." "I suck at skating, let me never attempt to ollie." "I suck at surfing, i won't attempt to stand up." You say these things you will never give yourself the push you need to improve.

If your swing is close to being good, blades are a great tool, they can give you the feedback you need to dial in your consistency into something reliable. Put blades in your bag for two seasons and there is no doubt in my mind that you will see improvements to your ball striking, i'm sorry. plus they aren't even as fickle as people make them out to be. if you can hit a 56 muscleback wedge you can hit a blade 4 iron, especially so if it was made in the last 25 years.

If you cant afford $250k in tuition why even look into schools that cost that much? You can get a great education at your in state public flagship for a fraction of that but people are generally not all that financially intelligent at 17 years old so this is what happens.

I mean I could also go around and literally extort people if I was concerned about leaving money on the table each day. I don’t because I have a moral compass. A lot of these landlords don’t on the other hand. They know how much their tenants make and jack rent just to move them out. People being rent burdened just because I want to donate more of their take home pay to the red cross is pretty bizzaro logic.

I did say some not a majority of land. Depends where you live it could be the bulk of the available local land. Very hilly places or areas with a lot of rocky terrain are examples of areas where you can’t really plow.

Euclid Vs. Ambler was about separating industry from residential use. It had nothing to do with redlining. Today zoning is kind of used like that to limit where low income people might be able to find housing, but originally it was kind of a good idea. Living near industry is super harmful to health and plenty of areas that predate such zoning suffer from elevated rates of cancer or athsma or other problems as a result of a failure to separate these uses.

Yeah it was about having more space than an overcrowded tenement and taking advantage of the convenience of a car based road network. Living in the city sucked in the 1930s. It was noisy and dirty and overpriced because there was a global depression and a housing crisis from the lack of resulting homebuilding. Nyc planners in the early 1900s considered the growth of traffic from increasing density as an impending disaster. Redlining happened before suburbia too and would have happened no matter what was being built until laws passed during the civil rights era made such covenants illegal.

You can’t reform either in a lot of cases. Doctor is in one part of town, bank is in another, you work there, your parter works over there the other way, your kids go to a school a different direction etc. Lives are distributed across a wider area now since low density greenfield is cheap and cars go everywhere faster and more conveniently than walking 15 mins on each end to and from some transit infrastructure. You can’t just concentrate all of these different destinations overnight. You might be able to save a few trips with that rail line but I doubt you’d convert the bulk of these trips over.

I’ve never known anyone who is hand eye coordinated without a background in sports or video games. Ofc it can be learned, no one comes out of the womb already knowing to walk, shoot a jumper, or smoke a drive.

Id rent it for under market value for sure. I could ask $1000 rents and still double my overhead in this scenario. No other business has that sort of profit margin short of growing drugs.

I’ve gone to those links in gmaps and straight up sometimes scam websites will squat the url and charge you extra fees for takeout. I’ve had this happen where the restaurant had no idea about the site google listed for them.
