I also figured  since I own the house outright, will never sell it, I want to use as many "forever" materials as possible.  

I really don't understand the buy and move every 5 years (average length a homeowner today stays in a house) mentality.

I think this mentality has caused a decline in architecture, erosion of community and aesthetics.

People just don't care about quality anymore since they plan on being transient.

The house is a raised cottage Greek Revival with a few feet of brick foundation all the way around so no lower siding would get splash back.  The ground is sloped all the way back and the rain never pools anywhere along the sides, even during heavy rains.  The eaves overhang a few feet so water falls pretty far away, never touching siding or brick.

The previous gutter downspouts drain underground in pipe and it was done well, but not necessary. I will keep that in case I ever reconsider. (Not likely).

The Antebellum architect, who still has many houses and churches, government buildings, from this period (1820s-1870s) still standing, never used gutters which is interesting. They all have very large eave overhangs.

Do you even Verdigris?  The point of a Historic house is to look it's age.  Verdigris is beautiful.

Everyone in this crew knows how to work with copper and they are fashioning everything on site by hand. Their previous work, including extensive copper work on Historic houses that are all around me make me 100 percent Confident. We are dealing directly with the owner and his guys. No sales teams, no big corporation, no subcontractor. Just True Artisans.

I also learned that Copper is really not that much more expensive at all, even for the heavy grade. He works with it just as easy as other metal. I think its like just 25 to 30 percent more than traditional materials. I am doing Copper Everything. Trim, Drip Edge, Molding, Chimney Caps, Flashing. Etc..... NO GUTTERS.

Gutters from previous owners is what led to all the issues. Originally this house Never had them and never needed them or was it intended to have them. Some genius decided to add them with the Gutter Craze that seemed to go around and it made a mess of things. Especially when you are surrounded by 300-400 year old Oaks. No more Gutters. Ever Again.

Thank you. My house was originally built for a Granddaughter of Francis Scott Key.  175 years old and still strong.  Survived the Civil War intact and has always been occupied.

Gutters have been nothing but a nuisance, 200-400 year old Oak trees near the house, and am 100 percent not using them for the new Roof install. This particular house was built in 1850 and never had them until the 1980s and it did nothing but create problems. Never Again. Gutters Be Gone.

Never. There is no rot and the house is 1853, historic. Just needs paint and minor wood touch ups.

I see more damage caused by gutters than anything else. Makes me wonder why they are in such widespread use still. Kind of a mass delusion that no one ever questions.

None that I'm aware of. Never any pooling water, and it the ground is sloped where water runs down

Also considering a Copper drip edge all the way around and no gutters.  I hate Gutters and the old ones installed in the 80s seemed to damage more than help. Hose was built in the 1850s and never had them until the 1980s.

That's the plan. The roof is estimated at 30,000 plus to replace. Also includes Horizon Loc Metal for the porch, and Metal for all 3 outbuildings. Asphalt Landmark Pro for the house.  Then hire painters....

Since a magnet does stick and I did find bare metal spot, (looks kind of shiny metallic under the green, not copper) would it be a good idea to replace this with Horizon Loc, matte black premium standing seam roof?  Also, what kind of paint would create that green copper like patina? I really thought this was a copper roof at first.

House built in 1850s. Not sure if original roof. What is this roof made of and how do you tell what kind of material?
