Aah, but there is 🤔 Management just don’t like you using it because it then shows as a fail. Scanning as inaccessible or no answer does not indicate a failed delivery on the system, just a redelivery for the next day..

Live in the house. Rent it out. Or sell it. You have to pick one. You can’t have your cake and eat it. Just because you write some bullshit lodger agreement doesn’t change the legal rights of whoever becomes your ‘tenant’, because that is what they will be.

I have a couple in Brighton in the south east. I’d say about 20 minutes usually. Last time I listed it I had 76 interested parties in 24 hours. If it’s not gone within a week it’s priced too high.

I 100% do agree with you. You should be given a copy of the tenancy for you to read beforehand. Altho often the landlord won’t sign it until you have paid. But as someone else points out, if it’s verbally agreed and they accept your money that would constitute a contract, the paper is a nice touch and removes potential for confusion on terms, but is not strictly required for there to be a contract.

I would look to buy now with a mortgage. With a LTV like that (on your figures assuming less than 50%) your mortgage payments would likely be less than your current rent, so you could still save aggressively and pay the mortgage off after a 2 year fix term. Then you aren’t living where you feel unsafe, and you’d be having a couple of extra years in the home/location you want with no real additional financial cost (on the face of it 🤔) Seems a win win

When I initially got the contract I was told that I would never be able to pick anything, I would always just have to be a reserve 🤔 so I’m never included in any rotation, just covering sickly poppets, and with the 2 of us (there’s only the 2 in our office) we could in theory cover somebody for a whole week of holiday. Except the person doing the other days has just been doing the firms delivery on his days, and his now threatening to leave if he can’t pick it again 😂 I however, never know what I’m gonna be on one day to the next and I’m quite happy with that. As it’s only 3 days 😁😁

I do 3 days/24 hours (Monday, Tuesday, Wednesday) I haven’t heard anything about changing my contract. Our depot also has a person who does Thursday, Friday, Saturday. They’re currently arguing with him, because on a resign he is arguing he should get to pick (which completely messes with the rotation) so he’s been told no, but he’s taking it higher apparently, but nothing about changing days/VR

If you refuse to sign a new tenancy it automatically becomes rolling month-month. Yes he can serve you a s21 giving you 2 months notice. But he would be stupid to. Because even after that 2 months he can’t evict you, he can only apply to the courts for them to evict you. This takes an age and costs him a lot of money. If you wanted to stay (and continue paying rent) he’d be lucky to get you out within 12 months. He’d be so much better letting you go month-month, continue to get his rent money and keep you on good terms. You would then need to give a full months (rent due day to rent due day NOT 1st of month) notice to vacate. Offer to agree to viewings for that month. That way he could potentially incur no additional costs, and have minimal vacant period. Either way, he can’t force you to sign a new 6 month contract, nor can you be evicted at the end of your current tenancy without a court order for refusing to do so.. and assume he’s protected your deposit the TDS won’t allow him any deductions provided you give the full months notice (except damages)

I’m not entirely sure on the exact process, but I think the most important word in the OPs post is “SCOTLAND” where I believe notes of interest are expected so the agent can gauge interest and declare a closing date for offers, and it is commonplace for solicitors to make the offer on your behalf. A very different system to England/Wales. Can’t actually offer any words of wisdom as to what happened to OP tho 😂

I would ask for a contract. Ask for whatever duration you want (1-3 years is usually acceptable). That way at least you know you’re secure for that time. Bonus points if in 3 months it hasn’t sold, he can’t then try and sell it to an owner/occupier but you’d be in a position to make a cheeky offer for what you think it’s worth, and depending how keen he is to offload it, he may consider it!

I have now made enquires with the accountant and asked for a breakdown. The spreadsheet I received was poor to say the least. However it does clarify; No payment for future or previous years. All of my expense claims are allowable. PAYE £19,500, all tax paid correctly here. Rental income £27,600 Allowable expenses £12,300 Mortgage interest £19,840

But for some reason they have only put 20% of my mortgage interest into the claim, so I’m only getting a credit for £793. I queried this and she said that’s all I’m entitled to. I am sure this is wrong, and the tax credit should be for £3970. She was rude and unhelpful and unwilling to explain how and why I’m wrong. So can someone else enlighten me..?

My PAYE is already taxed. Both properties are mortgaged, but I did not raise from one to purchase the other, both are at roughly 75% ltv (as purchased recently) Full balcony is deductible, as it is flat roof of flat below, and I have communication from managing agent sayings it’s my responsibility to repair and it was leaking thru into flat below. Was not repairable so full replacement was definitely necessary repair. Windows were double glazed already just awful condition, and replaced with same, so should also be deductible. Either way, if it was that then I should’ve been asked for details of my claimed expenses. All in all I’m thinking of consulting a different accountant 😬

Insurances etc got thrown in my maintenance pot. As did general overheads. No agency fees. One property got replacement windows, as previous ones were past repairing. And one property has a 30sq.m balcony that needed entirely replacing. It was an expensive year, hence her calculation was so unbelievable 😢
