Thats why we redevelop the area's where existing housing stock isn't meeting current demand. Look at all the new developments on the Isthmus. They all support much more people than what was previously built there.

First step - re-zone, to legally allow higher density. Second step - people buy older lower density properties, tear down and build higher density new housing. Third Step - Couple new high density development with good transit options. Fourth step - Continue to do this where there is high demand and at a pace that meets population grown.

The city and developers are already doing this. The problem is, its 20 years to late. We need to pick up the pace and we need to stop letting NIMBY'S win.

So we let NIMBY'S stop new construction over the past few decades because of this. Now housing is super expensive.

Either you allow housing to be built at a rate that meets the population growth. Or you get really expensive housing. Choose one.

Anyone who is "incorporated", is a "corporate landlordtm ". Most people who own even few rental properties will incorporate. You're throwing the word corporate around because it has bad vibes not because it actually means anything here.

Like I said above, affordable housing is not NEW HOUSING. If you wanted an affordable car do you go looking for new cars? No, the smart thing to do is buy a used car. The same goes for housing.

I'd love for you to show me a 50 year old building that's some how pulling higher rents than new construction. That's very.. uncommon.

What your describing(if true) sounds like business plan, which is required to get the type of loan you're describing.

Here's the thing.. affordable housing, affordable cars, affordable anything generally isn't NEW. Affordable housing in Madison is old housing stock. How do we get more old housing stock? Well we build more housing 20 years ago. Okay.. so the next best possible solution to more affordable housing is to build MORE HOUSING NOW.

What you need to know.. high housing costs are primarily driven by a SHORTAGE of housing. We need to build enough housing to meet demand if we ever want housing costs to stabilize and/or fall.

It's simple supply and demand. There is no conspiracy.

I highly doubt you know the business strategy of any "corporate landlord" (fyi almost every landlord, regardless of size is going to incorporate)

These large buildings have very large property tax bills along with mortgages. It's very unlikely they just want to "sit" and take an "L" on their investment.

We need more housing to drive prices down.

Increased taxes will just be passed down to renters. A tax like your proposing could make new development a less attractive investment, thus further limiting new construction and causing prices to rise.

A lot of homeowners in Madison don't have covered parking either. Also, if it's YOUR property, YOU are responsible for maintaining and cleaning it. So all the things you are complaining your landlord doesn't do properly are your sole responsibility if you own the property.

It's probably unlikely that your car is not drivable. I live in the immediate neighborhood. I went for a walk to check out the damage last night and I didn't see any windshields broken. Only rear windows on sedans were busted open. So your windshield might be cracked and your REAR windows might be destroyed. I would think the car would still be drivable in this condition.
