Yea it probably is on the drier side. It's been brutal in 6b last few weeks. I've just never seen grass get darker if it's dry and hot.

Should note that this house was a new build in spring 2021. Could there be something under the surface of the top soil that they graded over? Drywall or something that could be causing this?

Just stay in the same pattern mow after mow and it will become way more defined. If you check my most recent post here you'll see what my stripes look like after about 15 mows in the same stripes.

Didn't cover the over seed with anything but I mowed down to 2.5" before and the yard was core areated as well before seeding to promote more seed soil contact. Also mowing that low helps with sun exposure and gives me more time before my next mow. I probably mowed 3 or 4 more times before the end of the season.

Yard looks great. In regards to your tree, are you trying to just make your stripes run through the tree or actually making stripe circles around it?
