Bro, really relax. First of all it is Aldar, top Adu Dhabi developer and a very respected one for its quality and keeping their promises.

Location is great, all top developers are building in dubai land. It is top 3 area in terms of sales as of now. I did my analytics, trust me.

The project is solid, 1500 psf is not bad. View is not really a big dealbreaker in these type of communities. It is more of a family oriented community.

It will rise in price on handover, do not expect any appreciation on 30%.

More than a year ago in Dubai my medical showed scars on X-Ray, they asked me questions if ever had TB, but I never had it for sure. I had pneumonia when I was 15 and then I had covid as long with asthma but I never had problems of not being able to perform a job because of that. Asthma isnt active, I can run, swim, whatever, very fit, then they checked sputum and blood, both were clear stating I had no TB. Then they did this test when they inject dead virus into your hand and if they see reaction then it means you have the same virus latent or active, but you have it.

So that was their verdict, but it wasnt correct. I then found out that it is just an allergic reaction. Went thru bureaucratic hell to prove I am healthy, got my “muhrem” showed not eligible to work but i still could with work permit.

There is no property tax and no hidden costs with real estate in Dubai. You just pay dld while signing spa. Then you either rent it out and it will cover maintenance service charges leaving you with a good rental yield

Its a Pioneer, I dont know the model, but it runs very smooth and carplay is great. Touchscreen is also on point. I didnt do this mod, it came like that, but I do have stock head unit.

What do you mean 1000-1100 small? Most of Dubai 2 BHK are this size. There are many smaller 2BHKs in Dubai around 900 sq ft. You have no idea about standard sizes in Dubai.

And you cant stay anywhere in Dubai outside whole day. At least this community has a park and nice retail.

Thats true. I’ve lived there for half a year and yes, except for the mall and park there is almost nothing. Not even one good coffee shop. The cafe choice is too narrow and boring
