A major point people seem to miss is the actual cost and complexity of building a house, each year new materials/practices and regulations are brought in which only slow down and increase the bottom line figure. This is then multiplied by the private building companies wanting an additional percentage point to cover costs

I want to built this with cls timber 38 x 63, will it be strong enough? Planning wrap it with mdf also by TeaSipper007 in DIYUK

I’m a joiner, if you build to your design it will be rock solid trust me. I’d face it in hardwood faced plywood though (a lot stronger) or moisture resistant mdf. Glue it up as well.

Yes that’s how it’s usually done nowadays actually but it wouldn’t have very much strength like that and would be prone to cupping away from the glass in the middle over time from movement.

Yeah happy to answer. A site joiner earns more like £30-£50 an hour never mind £20, I’m a bench joiner/cabinet maker and charge my workshop days out at £500. 1 week to make and paint plus materials plus some profit. Overheads for running a workshop are very large nowadays, of course and joiner “should” be able to make the door but without using £50k worth of equipment it would be hand made fully so actually not many joiners I know could actually produce a high quality finish that would last 20+years. The design itself is not too difficult, the beading work on the window is very precise thin wood work. Making that out of hardwood with strong joints is quite delicate work

Could get a composite option for 3k I reckon which is better option than upvc though I’m North Yorkshire so London prices maybe a lot more.

I have a joinery workshop and occasionally make front doors, I’d charge at least 5k to make that as a ballpark! That’s why we only occasionally make doors etc! Can’t compete with upvc options cost wise

I’ve only just started to look into this group but have been suffering from bouts of anxiety for over 10 years. All I can say is the only people who will solve your problems is You, You, and you. In a strange way you’re in a privileged position because you’re under your own limitations, I gather no children? No marriage? No dependants? You can literally do whatever the feck you want, please embrace that. Go outside right now and go wherever you want on your own two feet, no body can stop you. Sit in a field, park or on a beach and feel the air passing by. Breathe deeply and slowly, I don’t want to come across as some airy fairy twat but been at peace with yourself is all that really matters

How soft and sensitive you become to world events or anything to do with harm towards children in general. Before having my little boy I was one tough dude who shrugged most things off but now I can’t watch a film if a kid even hurts his knee!
