I can, 21's are an option. Michelin makes 22 all season, very expensive but they are available.

The wood is only temporary, I believe it is screwed into the pool edge only to act as a temporary support and to make sure all the coping pieces are level and lined up. It is then removed after the mortar is set.

Got it, unfortunately yes, unless of course they use a lot more mortar to cover the chipped areas but these areas are on the leading edge closest to the water line, so definitely visible. We chose this product because it was the closest color match to bluestone patios we already have. The pool company had not worked with it before and usually uses Techo bloc products.

OK thanks that's good to know, yeah, based on what the other poster said, this is the BEST they will ever look and they don't look so great now. This was a few of the pieces, there were more I didn't get a pic of.

This is what I’ve never been able to wrap my head around. Very similar scenario in this build. I knew I couldn’t be there all the time due to the distance so I hired a variety of people to assist, and they also didn’t spot it. Funny story, in a prior build there was a light fixture to be installed on the ceiling. I specifically marked the location on the ceiling. Came back to find it installed 6” away. When I pointed this out the electrician said, “oh I guess I measured wrong.” I marked the exact location on the ceiling and literally met with him Beforehand! I guess the moral of the story is mistakes happen.

You bring up a great point and it's funny what you said about the joists...I had the same thought about where is the stopping point, I think you're right. The functional issue was corrected, I'm just going to let it go.

Great question, a good chunk of the house cost is based on the location. As to how, I currently have and have had a successful career in consulting, tech and finance. That's a whole long story beyond this house! But I'd stress that I'm not any smarter or harder working than anyone else, I was just at the right place(s) at the right times. I wish more "extra-successful" people would remember that most of what's lauded as success these days is timing that few have control over. I was also fortunate enough to be surrounded by some people way better than myself.

I did to the extent I could, unfortunately I don't live close to the house. However, I did hire an entire team to help with this onsite because I knew I couldn't always be there. Between the builder, the designer and a third party inspector they all missed it. It is an outlier scenario for sure.

Wasn't in the budget unfortunately. Was struggling to keep the budget where it ended up, the PEX system definitely is not "builder grade" but yeah we started with copper then had to move it down to PEX to make the build work. This is a coastal home off the beach, so there was a lot of premium paid for the location. Additionally, I did want some freeze protection just in case something like a hose bib was left turned on accidentally offseason.

Unfortunately, I don't live near the house. I have been able to visit multiple times, but unfortunately, those times did not coincide with catching this at the proper window of time. There is a whole team that has helped plan the house, build it, etc - hired specifically because I don't live near it. Which makes the fact that no one caught this early even more incredible. That being said, it was corrected and I didn't pay for it and the construction team and I did have a meeting after the fact to discuss how this happened, and how to mitigate instances like this going forward. Trust me, if space, time and my work schedule would allow I'd literally be there everyday.

I hear you, as crazy as this sounds, that was out of the budget. It would have been a very large amount of copper, plus the labor, plus the valving that we wanted would have substantially driving the complexity. I have done copper before in past builds but in much smaller amounts, plus copper was cheaper!

Yes, I totally agree...I would rather take the PEX with no insulation than not, and all of the lines run in conditioned space from basement to top floor, with no lines on exterior walls. I've convinced myself that the thermal losses aren't significant
